- While the development work for the new building area between Drosselstrasse and Starenweg is already in full swing, the award of the communal building plots has recently fallen silent.

As reported, the local council decided at the beginning of the year to break new ground in marketing the five communal semi-detached properties.

Instead of selling them to prospective builders themselves, a property developer should build the ten semi-detached houses and sell them to the builders as a “timber extension house” in accordance with the procurement guidelines.

In March, Peiting's managing director, Stefan Kort, announced that four construction companies had applied for the project.

The most promising candidates were finally able to present their concept to the municipal council behind closed doors in April.

In addition to a larger provider of prefabricated houses, this group also included Andreas Reßle from Peitingen with his timber construction company HRW, according to Kort.

And Reßle apparently did his job well, so well that the local councils gave his company the go-ahead.

The business owner is of course pleased with the decision in favor of his local company, which relies on local wood and products and works with regional craft businesses.

It is not the first major construction project that he has implemented with his company.

"But right in front of our own front door it is a first for us too."

Of course, it will not concern Reßle alone.

For the cellar construction, the Peitinger brought on board the Schongau company Haseitl, who is also well-known and experienced in the region.

The specially founded "Haseitl Reßle Projektgesellschaft Peiting GmbH" will also build the two multi-family houses in the new building area, for which the municipality was also looking for a developer.

Haseitl is building the underground car park and concrete ceilings, "the rest will be made of wood," says Reßle, explaining the planned hybrid construction.

Back to the semi-detached houses: These should be chic but timeless, houses that you can still see in a hundred years, that's what the manager values. The future builders should be able to contribute to the interior work, according to the concept of the extension houses. This applies to floors, electrics and plumbing. A heat pump including a photovoltaic system, on the other hand, is already planned for all houses, says Reßle.

It is not yet clear how much money future buyers will have to invest in their dream of a home.

Only the price for the land has already been set by the municipality (see box).

"We will certainly not sell the houses at any real estate prices," assures Reßle, "but try to offer a reasonable price." The Peiting families, who are longingly waiting for a building site, should be happy to hear that.

Who gets to the train will probably show up in autumn.

Then the award procedure for the ten semi-detached houses will start.

Municipal council determines the award procedure

It looks like this: First, the municipality sells the semi-detached property to the developer. In the next step, the municipality carries out an application process in accordance with the procurement guidelines of the market. The ten applicants with the highest score must then begin contract negotiations with the developer within seven days and sign the construction contract within 40 days.

The tight deadlines are not a problem, said managing director Stefan Kort. After all, the exact costs would already be determined before the procedure. “If you apply, you should be sure that you want to buy.” An application for a specific property is not possible, the principle of “first come, first served” applies here. The property prices are 340 euros per square meter or 272 euros if the conditions for a discounted building site are met. This includes the ancillary costs of the property developer, but not the development costs, which are shown separately.

If the construction contract does not come about within the specified period, the developer will be named a replacement candidate by the municipality, said Kort. The manager has not yet been able to say when exactly the application process will begin. The final prices are currently being calculated and exposés are being drawn up. “As soon as these are available, we will start.” The municipal council unanimously approved the sale of the land and the procedure presented.
