- The first residents will move into Poing's Lerchenwinkel development area as early as next year.
Helmut Sloim announced that the first houses will be ready to move into by mid to late 2022.
He is the project manager of the Working Group of Investors and Builders (ARGE) am Bergfeld and has now explained the current status of the new development area together with Mayor Thomas Stark.
Many apartments are rented out cheaper
There are currently 13 construction cranes on the 28.9 hectare area (roughly equivalent to 41 soccer fields) north of Bergfeldstrasse, and the first shell structures can be seen from afar. The company Südhausbau (Munich) has started its projects in the western area, where 60 income-oriented apartments (EOF apartments) will be built there by the end of 2022. Similar to the 66 rental apartments that Südhausbau has already built on Bergfeldstrasse (near Bergfeldsee). The rental price is between six and eight euros per square meter, depending on income. The market price is currently around 15 euros. The application for the 60 new units has not yet started, informs Mayor Thomas Stark. This will probably start at the end of the year.
Furthermore, according to Sloim, Südhausbau is building 37 privately financed rental apartments and 26 terraced and semi-detached houses in passive house standard, which can be purchased as property.
The company Schindler Hausbau (seat: Rattenkirchen in the district of Mühldorf) is also already active in Lerchenwinkel, reports the ARGE project manager.
Row houses and three- and four-story residential complexes are currently being built in the northeastern area of the new development area.
In total, a semi-detached house, nine three-in-hand, one four-in-hand car, six terraced houses and three multi-family houses with a total of 29 apartments are being built according to the guidelines of a KfW efficiency house 55. The living space is between 53 and 132 square meters.
According to Sloim, half of these houses and apartments have already been sold.
240 parking spaces in a collective garage
In the middle of the Lerchenwinkel, VivaPLAN Poing GmbH (based in Nittendorf near Regensburg) is building twelve terraced houses in a first construction phase, divided into four three-in-handers.
The houses will be built on a collective underground car park with 240 parking spaces, the roof of which will be designed as a public, green area with play areas for children and young people.
In addition to the construction projects that have already started, the Munich housing associations GEWOFAG and GWG as well as Terreno (Munich) and the municipality of Poing themselves will initiate new construction projects in Lerchenwinkel.
All of these companies form the ARGE am Bergfeld with the community.
Street signs will be auctioned later
The main roads in Lerchenwinkel have already been completed for construction vehicles in the first shift, now they have been given temporary name plates - in a historically inspired design. The Lerchenstrasse and the Fasanenstrasse form the entrance roads, the remaining roads are called Whinchat, Lapwing, and Partridge Road. "With the erection of the street signs, first addresses are formed and orientation in the quarter is made easier for construction workers and interested parties", inform ARGE project manager Helmut Sloim and Mayor Thomas Stark.
