Construction has stalled: That's why the skyscraper is so low

- Work has been going on at the IT company Allnet's high-rise office building on Maistraße since April 2019.

The 13-story tower has not really grown up since then.

Architect Klaus Fiegel now explains what the problem is during a construction site inspection.

He says in advance what is essential for everything else: "Allnet managing director Wolfgang Marcus Bauer has the ambitious goal of building the house only with his own people."

IT company becomes a construction company

It starts with the architect - Fiegel has been employed by Allnet for years - and continues through the craftsmen to the machines used. All devices that can be seen on the large construction site on the B 2 belong to Allnet. This will soon include the large crane that was erected two years ago. The builder has to pay a hefty rent for this - even if it was used less often as expected. “Bauer will probably buy the crane now,” says Fiegel.

This unusual type of building has its advantages and disadvantages.

Advantage: “It's very familiar, you know each other,” says the architect.

One can explain to the workers in conversations why things are not going any further.

Disadvantage: There are often far fewer people on the construction site than on comparable projects.

At the moment there is no work at all because the entire workforce is on vacation.

Rescheduling changes the statics

Of course, specialist companies must be commissioned for special tasks.

And that's exactly where the first delays occurred before the start.

Fiegel explains that it took the structural engineering office longer than expected to create the necessary reinforcement plans.

When, in the summer of 2020, the builder Bauer requested that the north wall of the high-rise building be redesigned, that was the preliminary end of the expansion. Bauer wanted to have escape and smoking balconies built into the originally closed walls. This has thrown the already complicated statics plans of the slightly curved north face off balance. Fiegel: “What happens when you make holes in the closed wall of a high-rise building? It becomes unstable and no longer holds. ”A complete recalculation and re-planning has become necessary. The original structural engineering company no longer wanted to entrust Bauer with this. He hired a new office. And, according to Fiegel, it was only recently that it presented the new plans. Fiegel: "Now we can continue building."

In the past weeks and months, walls that would no longer have been able to cope with the higher static requirements have already been dismantled. Stronger reinforcement bars are required. The elevator shaft, the foundation of which was already finished, also had to be retrofitted.

For architect Fiegel, by the way, it is the first skyscraper that he has planned and built in his long career.

However, he sees this more as an incentive: “That appeals to me extremely.” However, he does not want to answer the question of when he expects the building to be completed.

He only says this much: “The building will be finished.” After all, it should be Allnet's new company headquarters.

The company in the IT and telecommunications industry, founded 30 years ago by Wolfgang Marcus Bauer, is now active worldwide and has other headquarters in Hungary, Austria, Italy, Taiwan and China, among others.

The logistics center in Allershausen has now proven to be too small.

A new building in Wunsiedel is supposed to remedy this - Klaus Fiegel is also currently working on this planning.

That arises

The Allnet company is building a 13-storey high-rise office building on the site in the Germeringer Norden industrial park in the immediate vicinity of the Moser dealership. According to a city council resolution, it may not be higher than the tallest building in the former WWK settlement. The 50 meter mark is therefore not reached. Right next to the tower, a day care center with two kindergarten and one daycare group is being built on 800 square meters. The parking spaces are shown above ground and in a kind of lower parking garage.
