- Almost two months ago, Peter Frech and Axel Berger advertised a vision in an unusual way: the current industrial wasteland on the moral grounds could become a kind of art park. They demonstrated what this could look like to city councilors and other invited guests with an exclusive cultural performance in the abandoned factory halls. For the time being, however, the intended signal of departure was followed by silence. Hopes now rest on further talks after the summer break.

"The reactions were consistently positive," sums up "Jailhouse" host and entrepreneur Peter Frech when he looks back on the evening of June 22nd.

At that time he and his colleague, the artist, graffiti artist and high ropes course operator Axel Berger from Gaißach, showed decision-makers and multipliers from politics, administration and business what could be possible on the site: acrobatics, music, video installations, light and graffiti art, a festive table.

The initiators had activated their network of creative people from the region for the evening and also took some money into their hands (we reported).

“Everyone was enthusiastic and said how great it was. But then it is a bit perverted ”, says Frech now at the request of the Tölzer Kurier. He would have liked more initiative from local politics. “That someone comes and says: How can we help you, what do you need?” According to Frech, however, there is lively contact with the owner of the moral land, Hans Wehrmann. The next meeting with him is in two to three weeks. “I hope that we will then know where he sees the journey going,” says the “Jailhouse” host.

Frech and Berger speculate that up to ten years will pass before long-term over-planning and possible redevelopment of the area.

During this time they are aiming for temporary use as a kind of “multifunctional hall”.

Mayor suggests interim use

Landowner Wehrmann is open-minded. "I think the initiative by Mr. Frech and Mr. Berger is admirable," explains the Munich investor. He regrets that he was unable to attend in person that evening in June. But he got a video of it and was "extremely impressed". The evening showed "what is feasible in Bad Tölz and what can be initiated by the people of Tölz".

Mayor Ingo Mehner also says: “I believe that the site would be good for an interim use.” The city itself will not be active here. "But if the operator and owner agree on what they want to do, I am happy, and the city will support it wherever it can." He now sees the initiators on the move. If an application for a change of use is received, the city council must first give its consent. “I'm relatively relaxed about that,” says Mehner. After that, it is up to the district office to check whether it can be approved.

Wehrmann's answer about what he plans to do with the site in the long term is not yet very specific.

Future use is "absolutely under discussion," he says.

The concept will be based on “actual needs” and the direction in which Bad Tölz wants to develop.

Mehner's formulations are similarly open.

"When we talk about business, a wide range is conceivable: from offices to manufacturing to gastronomy."

Flood protection must also be clarified

In any case, one is “in a very good and structured process”, emphasizes Mehner. The town hall is helpful insofar as it uses its channels of communication, for example with the state building authority and the water management authority, to clarify fundamental questions such as access or flood protection. With Wehrmann there is “a very good culture of discussion”. Mehner: “We both want the site to be developed and have not yet had any fundamental disagreement.” After all, Wehrmann makes it clear in principle: “Reselling is out of the question for me at the moment.” There are also no plans to divide the area to different owners.
