In September 2020, Marcel Dittrich from Irschenberg acquired the area between Munich and Ludwig-Thoma-Straße.

There were good and constructive discussions with the new owner regarding the development at an early stage, said Anton Bammer, head of the building authority.

From the beginning, Dittrich showed consensus with the planning intentions of the municipality.

These have been fixed for a number of years.

There should be space for hotels or holiday apartments, commercial space and a retail or drugstore.

Also living space - but by no means new condominiums.


Space for shopping or drugstore

The plans take all of these wishes into account.

A residential building with north-south orientation is planned in the center, with a transverse building on the north side.

Over 40 rental apartments are to be built there, most of them with an area of ​​around 45 to 80 square meters.

The rental price should be within the normal range, emphasized the client: There should be no apartments for big-headed people from Munich.

Two large squares are planned on both sides of the longitudinal building - a green field with a garden and playground on the east side, on the south and east of which two houses with holiday apartments are to be built, and a town center, which is flanked by two commercial buildings on Münchner Strasse will.

A full-range retailer or drugstore should also be located there.

The underground car park should be open to the public

The correspondingly high demand for parking spaces is to be met underground.

A two-storey underground car park is planned under the buildings, which will hold around 400 cars and will be equipped with an e-charging station at every third parking space.

With a parking lot size of 5.5 by 2.8 meters and routes seven meters wide, it offers an above-average convenience of use, underlined Dittrich.

There should be an offer for the whole place: The underground car park should be open to the public.

In addition, each parking space should be available free of charge for two hours.

The entrance and exit in the direction of Münchner Straße should be provided with a threading lane so as not to interfere with traffic.

An elevator is to be installed in the direction of Freihausstrasse.

Great benefit for Bad Wiessee

In order to do justice to the hillside location - the site rises noticeably in the direction of Ludwig-Thoma-Straße - the buildings will have three or four storeys depending on the location, said the building authority manager. In the next few days, the area will be transferred to a foundation for non-profit housing as part of a family foundation, explained Dittrich. Florian Sareiter (CSU) saw the presentation of the plans as a memorable day for Bad Wiessee.

Dittrich assured that it would proceed in close cooperation with experts.

Ultimately, the committee voted 18: 3 for the project. The planned start of construction is the fourth quarter of 2022. If the process goes according to plan, the new ensemble should be ready in 2025.
