Care center Unterammergau: costs rise by around half a million euros

A year ago, Primus Concept announced around 18 million euros as the investment amount for the major project in the north-west of Unterammergau. “The total costs have increased by around half a million euros. At the start of construction it turned out that the load-bearing capacity of the floor was not as originally assumed, ”says Maaß. As a result, more than 350 holes were drilled on the property, with piles being placed to ensure the load-bearing capacity of the foundations. In addition, the thickness of the floor slab has been increased.

The press spokesman draws a positive conclusion: “We are very satisfied with the course of the project.” However, many unannounced challenges made the development of the care center difficult.

In addition to the too soft subsoil, the construction site was temporarily affected by a corona outbreak, which resulted in a work stop.

“Last but not least, delivery delays and fluctuations in building material prices put too much strain on the construction site's schedule,” regrets Maaß, who emphasizes: “Nonetheless, everyone involved, from the community to the planning office, to the general contractor and the craftsmen involved, did a first-class job. "

Delays in construction due to Corona

Hochscherff cannot hide the fact that there were delays in the implementation of the three-story construction project due to the effects of Corona. "The pandemic is having an impact on all supply chains worldwide to an extent that is very difficult to understand," reports the managing director. For example, decors for wooden furniture are currently not uncommon with a delivery time of up to 20 weeks. Despite the difficulties, he is confident that he will be able to welcome the first residents to assisted living at the end of October, after which the first fully inpatient residents will be able to move in quickly. The entire telephone, internet and fire alarm system technology is currently being installed.

All 116 residential units in the home have been sold to private investors.

“The maximum occupancy of the nursing home is 91 residents, and there are also 25 apartments available,” says Hochscherff.

The seniors can make use of the convenience of the in-house kitchens and the emergency number.

Care center: municipality only responsible for infrastructure around the building

Sympathia is the sole operator of the house.

The facility manager will be Sabine Fäller, but she will only want to comment when the property is finished and the first guests have moved in.

Robert Stumpfecker also keeps a low profile on the matter.

“The community has no hand on it,” says the mayor of the newly created care center.

However, the town hall chief is in contact with the operator.

Once the shop is up and running, the exchange will be intensified.

"Because we are responsible for the infrastructure around the building and the path behind it," explains Stumpfecker.
