The city and Am Pollnbach Projektentwicklungsgesellschaft mbH have agreed on how a huge area in Dachau Ost should be divided up and used.

The city gets a new daycare center and a public green area, the investor has building rights for apartments.

Dachau

- In its most recent meeting on Tuesday, the building committee discussed two major construction projects: the development of the area around the old school in Mitterndorf and the development of the huge area around the listed Villa Dorner, which operates at Pollnstrasse 1 in Dachau-Ost .

The discussion about the two projects - in both cases a municipal childcare facility and apartments are to be built - could hardly have been more different.

The CSU even encouraged a second public participation

In the Mitterndorfer case, the CSU in particular was concerned about the proportionality of the future development.

Since the planned daycare center was not supposed to be two, but three stories high, as originally planned, the Christian Socialists even suggested a second public participation.

CSU spokeswoman Gertrud Schmidt-Podolsky said that they would only agree to such a building if the Mitterndorfer agreed.

Of course, it would be best not to change anything in the green area, "but then we can't build anything".

The city councils did not express similar concerns in the case of the project in Dachau-Ost.

And that, although the planned residential development in the area currently used as green space with up to five floors is likely to be much more massive.

The Greens only wanted to preserve the trees in the best possible way.

Building authority director Moritz Reinhold, however, pointed out: Of course it would be best not to change anything in the green area, “but then we can't build anything”.

The St. Peter kindergarten will be replaced by a new building for eight to ten groups

As reported at the time, the building committee ordered the city administration in July 2019 to work with the property owner, the specially founded Am Pollnbach Projektentwicklungsgesellschaft mbH, to work out a solution in the form of a property swap, as a result of which the previously untouched park is to disappear in large parts but the villa from 1860 will be restored and made accessible to the public, a residential complex with around 50 apartments will be built and the St. Peter kindergarten will be replaced by a new building for eight to ten groups.

The investor was open to this deal - and was generous in the course of the negotiations.

Of the total area of 15,336 square meters that is to be planned and redesigned as part of the measure, two thirds belonged to him.

Nevertheless, the area is now being divided up in such a way that the city may use 9782 square meters for its own purposes and the landowner 5554 square meters.

The plan, which the building authority presented to the building committee on Tuesday and which was unanimously approved as an installation resolution, now provides for the following: The residential development will take place in the west of the area, in the area of Johann-Ziegler-, Otto-Wirsching- and Wilhelm-Leibl-Straße .

The apartments, housed in several structures, should be available to all social classes with one to four rooms.

The daycare center is to be built in the north of the area and accessed via Pollnstrasse;

but because there will certainly not be enough parking spaces available there, “the use of local public transport, as well as by bike or on foot, should be aimed for”.

The old St. Peter kindergarten will only be demolished when the new daycare center is in place.

A “typical regional” park is to be created between the residential development and the day-care center and is available to the public.

A new bridge over the Pollnbach at the level of the existing bus stop should also ensure the accessibility of the new district.

And the around 500 square meter old villa with its listed park is to find its place “harmoniously” in the midst of all the new houses.

"It will be a nice residential area with a lot of quality of stay in the heart of the city!"

In the end, Gertrud Schmidt-Podolsky was certain that this building project - even without public participation, as in Mitterndorf - would be “a great success”: “We are producing something for the city that will also benefit the building client.

It will be a nice residential area with a lot of quality of stay in the heart of the city! "
