The expenses for investigating the Huberwirt building recently acquired by the community turn out to be significantly more expensive than estimated.
Eching
- In total, the building administration is now reckoning with 140,000 euros, which means that the forecast expenditure has doubled.
The finance committee unanimously gave the go-ahead for this.
This inflation was buffered with foresight through a renegotiated price reduction of 200,000 euros when purchasing the property, explained Mayor Sebastian Thaler.
This was justified by the fact that the sellers could not provide any timely evidence of the condition of the building structure.
In the basic assessment, structural and pollutant analyzes in particular lead to an increase in prices.
The former costs EUR 46,000 instead of the originally estimated EUR 10,000, and the latter EUR 25,000 instead of EUR 12,000.
More rehearsals are needed than planned
Overall, significantly more samples have to be taken than originally assumed.
This is due to the “complexity” of the building with hotel, hall and restaurant operations, according to the explanations of the construction department, because it is “neither homogeneous in terms of use nor in terms of construction times”.
Therefore, findings from component openings and material analyzes cannot be easily transferred from one part of the building to the other.
The original restaurant was completed in 1955, was expanded in 1965 and received the first guest rooms in the attic in 1968.
In 1972 there was an extension with a new, meanwhile renovated hotel wing.
Eching can count on up to 60 percent funding
With the acquisition of this property and the property belonging to it, a contiguous area in the center of the village is now in communal ownership.
This made it possible for the first time in the course of updating the community development program to tackle an "integrated urban development concept" for the design of a lively town center from a single source and to apply for the state funding program for urban planning with this project.
With success: Eching was accepted and can count on up to 60 percent funding.
For this year, the aim is to commission an office for urban development with the creation of a future-proof concept.
An important facet: the future use of the Huberwirt building, which a working group is working on.
