- The community promoted co-founders and co-farmers at an information event in the Bürgersaal in Haar - and there was great interest. Around 200 citizens were there on site or via online connection. The prerequisites are in place. By resolution, the local council made a plot of land on Johann-Strauss-Straße available on a long-term lease, renovating the building from the 1950s is no longer worthwhile, and the 2925 square meters of space could also be better used. 33 apartments are to be built here. According to Mayor Andreas Bukowski (CSU), the aim of the new building, which was built by the cooperative, is to “go a new way”. This new approach is intended to make affordable housing possible for middle-income people who cannot make use of the normal housing market and who do not meet the criteria for community housing."I'm confident that it will work in hair," said Bukowski. “Cooperatives are the owner-occupied home model of the 21st century”.

Maximum rent of 13.50 euros per square meter

A corresponding mobility concept could press the parking space key and make an expensive underground car park, "which is normally required for this size, superfluous," says building authority manager Claus Schertel.

A working group of the municipal council has already dealt intensively with the topic.

The aim is to achieve a maximum rent of EUR 13.50 per square meter.

For this, the municipality would also assign the property below the market value, but this requires a purpose limitation in the sense of social housing provision, the criteria of which would be set out in detail in the long-term lease.

Land withdrawn from speculation

Further framework conditions for this can be the mix of apartments, inclusion, sustainable construction or common rooms, which the cooperative determines itself.

"The advantage of the cooperative is that the land is removed from speculation, the cooperative members do not draw any individual profits from jointly created assets," explained Christian Stupka from GIMA Munich, an amalgamation of 29 cooperatives and companies that have their roots in of non-profit status.

The members create living space for themselves, they work together and create a solidarity community between living and non-living members.

The amount of the usage fee for the apartment remains permanent.

Interested parties can get in touch

Getting started is easy, every member acquires shares in the cooperative, which make up the equity.

Anyone moving into an apartment receives a long-term rental agreement instead of a rental agreement, buys apartment-related shares depending on the size and pays a monthly usage fee.

If he moves out of the apartment or gives notice of termination from the cooperative, he gets his shares back.

The first thing to do is to find enough Haar citizens who want to found the cooperative and build it jointly.
