Old Murnau post office: small steps to the big goal

The market town of Murnau is approaching the mammoth post office building project.

At least there is a schedule for the next steps.

The first temporary tenants should move in in May next year at the earliest.

But the big question remains, what should become of the complex in need of renovation in the best location in the long term.

Murnau

- The approximately 100 year old Murnau post office building with the distinctive stepped gable, which is in a prime location opposite the culture and conference center, is undoubtedly one of the buildings that characterize the market. The question of what should become of the listed property is therefore not so easy to answer. In any case, the long-term tenant, Deutsche Post AG, is moving out. The lease ends this year on November 30th. And the community, as the owner, has to think about how it would like to use the whole thing in the future.

Local politics is approaching the difficult topic in small steps.

There are not only far-reaching decisions to be made.

Above all, it is about a lot of (tax) money.

Because the property is in need of major renovation.

Estimates are circulating that assume renovation costs in the seven-digit range.

Schedule under ideal conditions

One thing is certain: until it is clear where exactly the journey is going, the property should be temporarily let. At the latest meeting of the municipal council, a “schedule under ideal conditions” was presented. According to this, the structural condition should be carefully examined by the beginning of next year in order to determine which investments are actually necessary. The areas should then also be prepared, tendered and awarded. If everything goes smoothly, the first temporary tenants can move in on May 1, 2022.

And who is eligible for this? "The interim uses can only be specified after the technical inventory is available," says town hall spokeswoman Annika Röttinger when asked. The real estate management of the market will work out a proposal. A license for a restaurant or for retail is apparently out of the question. Rather, the discussion is about office and logistics rooms - at a rental price that should be based on the conditions in the innovation district. We are talking about around six euros per square meter (plus a flat-rate operating cost), which would be very attractive for Murnau conditions.

There should also be a concept for long-term use.

"On the basis of the technical report, remedial measures are then taken with a view to potential tenants," said the administration.

One thing is certain: there will be no rushed shot.

Too much is at stake for that.

"The former post office building is very important for Murnau because it is located in an exposed and very central location," says Mayor Rolf Beuting (ÖDP / Bürgerforum) - and also refers to architectural features such as the facade painting and the saddle roof construction.

Felix Burger suggests a community center

There is no shortage of ideas: SPD municipal council and social affairs officer Felix Burger is known to propose a community center that offers associations and institutions from the social and cultural sectors a home. He has already been able to win supporters for this - as well as a number of organizations that show interest, from the churches and Caritas to the senior citizens' meeting. “Such a promising project will continue to liven up the center and the area around the area and provide space for many new or well-known events,” says Burger with conviction. “That should be a house for everyone in Murnau.” The building would be “perfect” for this purpose, he thinks. And if everything goes smoothly, he believes that the opening could be celebrated in 2023.

But there are other suggestions in the quiver, such as that of Mehr Bewegen.

"We mustn't ignore the big picture," warns parliamentary group leader Phillip Zoepf.

As already described in an application in 2019, his group advocates a space program that is intended to solve the space problem in two institutions: The music school is moving to the old post office - and in this way creates space in the Seidl elementary school to accommodate the after-school children.

Zoepf, however, does not want this mind game to be seen as a competition to the burger initiative - and strikes diplomatic tones: "Both ideas are justified." First, one should wait for the expert opinion to be given.

Perhaps then, Zoepf continues, a compromise will be found.
