The city of Tegernsee was able to bid for a residential building on Karl-Theodor-Straße and does not even have to pay into the till itself.

Because the 3.25 million euros that Tegernsee needed for the bid are covered by an inheritance and foundation.

Mayor Johannes Hagn (CSU) made this “good news” public at the latest city council meeting.

When asked, Hagn reported that the house was put up for auction.

The city heard about it, examined the house and then a majority of the city council decided to auction the property, which currently contains three to four apartments.

Among other things, the Tegernsee photo artist Daniel Glasl, who has plenty of historical photos and has an eye on developments in the Tegernsee Valley, had campaigned for it.

The two-storey “living room and guest house”, which was probably built between 1901 and 1903, is characterized by a gable roof with a “dwarf house”, balconies and a boarded gable.

“Heimatstilige Form” is the name of the official text for re-qualification by the monument protection.

It is therefore clear that the house must not be demolished.

All construction work must be agreed with the authorities.

According to Hagn, the city has a general renovation in mind. There is currently an elderly lady living in the house. You could stay, says Hagn. Whether you start in the roof or in the basement is still open. In any case, the oil tank has to be taken out, the cellar has to be drained and all pipes have to be replaced. “We will then gradually take care of the apartments.” Hagn says he cannot yet say how much money the renovation will cost. It is already certain that family-friendly apartments will be created, ideally with four rooms each. “In any case, money from the income from our second home tax is used for this,” says the mayor and explains: “Since we don't have to earn the purchase price from future rent, we have the advantage of being able to demand a reasonable, affordable rent.“In addition, the inheritance and its use for a social purpose is secured.

Specifically, Hagn has in mind to use the Tegernsee model in the house.

That means: for every child who lives in a family's household, there should be a rent deduction of ten percent.

If the children are out of the house later, the rent increases.

Then, according to Hagn, the economic pressure would increase and the tenants would have to move from a larger to a smaller apartment.

This creates space for families again.

“That is the problem we have in Tegernsee: people who live in apartments that are too large and do not want to move out.

Most recently, the city was able to realize the new playground in the spa garden through an inheritance.

The city was able to buy a residential and commercial building on Rosenstrasse after a doctor from Tegernsee, who had inherited the house from her mother, offered it to the city.

Horrible rents, which are usually due at the Tegernsee at the moment, were spared the tenants thanks to the city as the owner there.
