The development of the former Edeka area on Kanalstrasse, which has been planned for a long time, is “a difficult project”, as is known in the Weilheim town hall.

That is why the building committee is ready to make concessions - and has now approved some important changes for the developer.

Weilheim - No more building rights will be created for the investor, this was emphasized several times when the building committee of the city council discussed a whole bunch of development plan changes that the landowner recently asked for.

The development plan “Kanalstrasse / Singerstrasse” (sub-area south) has been legally binding for just eight days.

But for the investor "certain difficulties arose in realizing the development in accordance with the development plan", the city planning authority explained the need for changes.

Several trees are likely to fall

In addition to "many little things", it was also about some fundamental changes that were relevant to urban planning, as it was said.

For example, with regard to the existing underground car park, which, according to Mayor Markus Loth, was “screwed up”: The client has now decided to “completely redesign” this underground car park, said city architect Andrea Roppel-Sommer.

In order to meet today's requirements, for example for tramline widths, and not to lose parking spaces at the same time, it has to be "a few meters" larger on several sides.

To do this, a tree would have to be felled in the entrance area.

And on the west side, the adjacent trees would probably fall on the neighboring property - because the underground car park then extends to the property line.

The latter was controversial in the committee.

Klaus Gast (CSU) emphasized that it was “not about old trees”.

And Brigitte Holeczek (BfW) emphasized that the neighbor could "flatly and clearly reject the underground parking extension that concerns him if he wants";

that is "not the problem of the building committee".

On the other hand, Manuel Neulinger (Greens) asked “whether we as a city shouldn't avoid such situations”.

Motto "eat, bird, or die"?

Neulinger demanded that the investor should look for “more compatible options” - and that the city should not agree to the motto “eat, bird, or die”.

Loth (BfW) warned against "questioning everything again": "What speaks against the project at this point, which is already completely sealed?", Said the town hall boss.

Similar to CSU representative Gast, for whom the new building project (a long, three- to four-story apartment block along Kanalstrasse plus two transverse buildings to the west) is “a very significant improvement”: “I don't see any burdens that would be unsustainable . "

It is about "urgently needed apartments"

In addition to the extension of the underground car park, the building contractor has also requested that the building itself be exceeded: for example, stairwells should allow “protruding components” to structure the facade and balconies should be allowed to exceed the building limits by up to 1.50 meters. And in order to get sufficient substructure for an intensive green roof, the permissible wall height should be increased "by at least 30, ideally 50 centimeters". The building committee decided on all the desired changes yesterday - against the votes of the Greens representatives Manuel Neulinger and Alfred Honisch.

Honisch wanted to know what the city ultimately got from all this giving.

"Urgently needed apartments" would be created, replied Roppel-Sommer.

And Horst Martin (SPD) added: "We get a daycare center, 70 percent subsidized living space and intensive green roofs, that's more than we actually set out." That is why he can support the changes, even if "the trees are critical" .
