The government lost the judicial review case of the Yau Ma Tei planning earlier, and must reconsider the draft outline zoning plan for the district.
The Town Planning Board announced today (15th) amendments to the relevant draft plans to relax the height restrictions for commercial buildings on both sides of Nathan Road, Wenhua New Village, commonly known as "Bawenlou," and its neighboring residential buildings, by 10 to 20 meters, respectively.
According to the authorities, the draft plan has also reviewed the requirements for relocation of buildings and non-construction land to add flexibility to future redevelopment projects.

The Town Planning Board stated that in order to comply with the court’s judicial review, it has reviewed building height restrictions in 2018. In order to make future redevelopment projects more flexible in complying with the Sustainable Building Design Guidelines, it has decided to relax (Category A)" zone and "commercial" zone height restrictions.
Commercial land for which the height restriction has been relaxed is on both sides of Nathan Road, from Dundas Street to Jordan Road. The height restriction is reduced from 100 meters above the main level to 110 meters.
In addition, the height restrictions of the Wenhua New Village, commonly known as "Bawenlou", located at the junction of Jordan Road and Ferry Street at Ferry Point, and nearby residential areas will be relaxed from 80 bamboo meters on the main level to 100 meters.
The plot ratio of the entire residential building is set to 7.5 times; for commercial and residential buildings, it can reach 9 times.
