"Ecology, production and jobs in one place - that would be a good legacy for the next generations" - with these words Warngau's mayor Klaus Thurnhuber described the municipality's plans at the latest meeting of the municipal council.

In addition to the existing commercial area in the Lochham district, a second building area with the name Birkerfeld II is now being designated.

This should score especially in terms of ecological sustainability.

The expansion area to the east of the existing industrial area comprises 11 hectares and thus enough space for medium-sized and larger companies.

Sustainable expansion is the primary goal.

Urban planner Ludwig Hohenreiter von Werkbureau has now presented the preliminary draft.

Parking spaces in underground garages

For example, a 10 meter wide compensation area is to run around the area, green zones to cross it and green strips to line the streets.

According to Hohenreiter, only absolutely necessary sealing is carried out.

Accordingly, two-storey buildings with a wall height of up to 8 meters will be permitted on the smaller properties with an area of ​​1,250 square meters and three floors with a height of up to 12 meters on the larger properties from 2,500 square meters.

According to Hohenreiter, the necessary parking spaces for the companies are in underground garages.

The main aim is to improve drainage through so-called retention roofs.

The green roof areas make it possible to initially hold back rainwater so that it can evaporate or be diverted into the sewer system in a restricted manner.

In order to also offer start-up companies and smaller businesses the opportunity to set up shop in the industrial park, a craftsman's yard is to be built in the center.

Companies can rent a room there in order to slowly build up their business.

Especially for medium-sized companies

Anton Bader (FWG) emphasized precisely because the industrial park is primarily intended for medium-sized companies, it must be financially sustainable for building buyers.

The economic idea is praiseworthy, but he and some of his fellow councilors were bothered by the specifications for the underground parking spaces and the green roof areas.

According to Engelfried Beilhack (CSU), the retention roofs are associated with enormous costs and Johann Gillhuber (Draxlhamer list) also asked how a craftsman's business with five employees could afford it.

Ecological compensation areas

The architect appeased the concerns of Adolf Schwarzer (CSU) that the roofs could leak over time.

The quality of the necessary substructures has improved in recent years.

In addition, a structure of around 5 centimeters, for example with rolling gravel, is necessary on each roof.

According to Hohenreiter, it is inevitable that the underground car park will be expanded right from the start.

"But this point is still negotiable in the further planning," explained Thurnhuber.

According to the mayor, all builders must also provide evidence of ecological compensation areas on their property if they prefer a gable roof for their business, for example.

These areas would be determined in the course of the construction process together with the Bund Naturschutz.


Land use plan is changed

In order to be able to use solar energy as well as possible, elevated solar systems are being considered on the roofs. In order to make the systems possible on pitched roofs, Harald Stanke (FWG) suggested increasing the permissible roof pitch from 10 to 15 degrees. A flood-adapted development was important to Michael Spannring (Greens). At the suggestion of Max Bauer (FWG), the two comments were included as changes in the development plan. In the same way, the obligation to build retention roofs has been replaced by the option of building pitched roofs with ecological compensation areas on the property.


With these changes, the municipal councils voted 16: 1 in favor of the preliminary draft and sent it to the interpretation process.

The necessary change to the zoning plan had already been decided unanimously in advance.
