Penzberg - For some time now, the city of Penzberg has been thinking to whom to sell the vacant industrial space west of Roche and north of the printing center, for which the company "Marvel Fusion" was once discussed. In September, several applicants presented themselves to the city council behind closed doors. A decision has apparently not been made so far.

In connection with the group of interested parties, the name of the Swiss company "Energy Xploit" was also mentioned in the past.

Managing director Christoph Pfister had already presented his plans to the city council in a closed session in June.

The Austrian architect Rüdiger Lainer, who designed the “Biotope City” in the south of Vienna and the world's second tallest wooden high-rise, the “HoHo Wien”, was also there.

According to Pfister, Lainer was won as a strategic partner for the project in Penzberg.

Company speaks of a "highly flexible, sustainable development concept"

When asked by the local newspaper, managing director Pfister and Robert Vetter from Penzberg, who is responsible for business development at “Energy Xploit”, commented publicly on the concept for Penzberg for the first time on Friday. They wanted to create "an infrastructure of the future with a highly flexible sustainable development concept", it said. Individual buildings are planned "primarily for local companies and innovative minds from the Upper Bavarian region". The buildings could be used differently and also flexibly adapted afterwards, says Pfister: as laboratories, offices or production facilities, for co-working, conferences or research. In this context, Vetter speaks of “campus” and “new work”, the “work of the future”.Different project groups from different companies could come together there for different projects, he explains.

“Conference tower” in wood hybrid construction with a mountain view

According to Pfister, a “highlight” would be a “conference tower in wood hybrid construction with a sky lounge and a view of the mountains”, which could be used by everyone, based on the Roche tower in Basel and the winding towers of the former Penzberg mine.

According to the rough concept, it would have a height of 47 meters.

According to Vetter, it would currently be the tallest wooden skyscraper in Bavaria.

A company kindergarten is also planned on the site.

Pfister also speaks of an “efficient and innovative energy management system”.

It is based on “energy piles” which, on the one hand, stabilize the building, which is very often necessary in Penzberg because of the subsoil.

On the other hand, geothermal energy is to be obtained for heating and cooling.

In addition to the use of wood as a building material, the 52-year-old also mentions photovoltaics, heat pumps and a high proportion of unsealed areas.

It is still unclear whether the city will even sell the property to "Energy Xploit"

According to Vetter, the innovation park would also serve as a demonstration object.

“We want to show what is technically possible in terms of sustainability and flexibility.” According to Pfister, they would move in there as an “EU branch”.

He did not comment on an investment amount.

It is currently still open whether the city will sell the area to "Energy Xploit".

So far, there has been neither a refusal nor an acceptance, says Pfister.

It would be important to him at least a feedback whether the city can imagine such a concept in principle.

He also considers it unnecessary to divide the property or reassign it to commercial space, as discussed in the city council.
