- In its most recent meeting, the Holzkirchen market town council again dealt with the planning of the residential area on Valleyer Weg.

It was necessary to clarify whether the councils would plead for an early interpretation of the previous plans.

Around 65 residential units are to be built in the new area (we reported).

Now the plan has been readjusted by the client, Quest AG, after the criticisms from an expert discussion in which, among other things, community representatives and city planners were involved.

"Winklbauer Höfe": Buildings are getting shorter and narrower

It was also a matter of making the buildings narrower and shorter overall. "The district building has now been shortened by 1.50 meters," explained Doris Hötzdendorfer from the building authority. The resulting savings would benefit areas for common use. “Last but not least, the building density has also been reduced and the private open spaces somewhat reduced,” explained Hötzendorfer. The building is to be built in the typical local form of the district buildings. The mobility concept was also scrutinized again. "The fact that a car-reduced quarter is being built here was a condition of the municipality for a decision to install it from the very beginning," explains the Quest project manager Michael Sandbichler when our newspaper asked our newspaper. The mobility concept is based on a reduction in parking spaces.So far, a car sharing system for the residential area has been envisaged to minimize private cars. "With three to five electric cars," says Sandbichler. Two of the car sharing spaces are safe in the underground car park, which, according to current plans, is designed for a total of 49 parking spaces.

Parking space reduction now only by 45 percent: Legal uncertainty about car waiver declaration

The original wish of the market town was to reduce the parking space by 55 percent. However, this dimension can only be made possible in connection with a so-called car waiver declaration by the apartment owner. But currently the market town has no secure legal basis and assessment of such a waiver. Therefore, the current plan provides for a parking space reduction of only 45 percent. "Much of the project is an experiment," said CSU spokesman Sebastian Franz. "But Holzkirchen could then lead the way as an innovative role model in the future." When asked by Green Council Robert Wiechmann, Mayor Christoph Schmid (CSU) confirmed that the community would pursue the further reduction of ten percent in parking spaces as soon as a "reliable statement from legal side “.

Pedelecs, cargo bikes, car sharing: incentives for not using a private car

Last but not least, incentives to do without a car are also cargo bikes, which are included in the mobility concept for the residential area. About eleven in number. How many exactly has not yet been determined, according to Sandbichler. In addition, the Quest wants to rely on pedelecs and bicycle trailers to borrow. There will also be a bicycle pool with rental bikes, also in children's sizes, as well as a tricycle for people with reduced mobility. In addition to the car reduction, a parcel station should also bring relief to the surrounding side streets. "With a central parcel station for the entire district, we are equalizing the delivery traffic," explains Sandbichler. In general, however, there is still a need for coordination and detail for a finally fixed mobility concept with some adjustment screws.

Concerns from the CSU council: "Good plan, but on the wrong site"

Josef Sappl senior (CSU) expressed strong concerns about the entire project: “I think the planning is good, but not in this place in Holzkirchen.” Because: “It's up to me to put my neighbors in the shade.

The building takes away the sun. ”In his opinion, it is“ too massive buildings on too small a property. ”Furthermore, the open parking spaces for visitors and craftsmen are“ far too small ”, the CSU Council points out.

Second Mayor Birgit Eibl (FWG), on the other hand, spoke out in favor of the current planning and noted: "The plan is now - after the changes made by the experts - much better".

With two votes against, an early interpretation of the plan and thus the participation of the public and authorities was decided.
