The Tel Aviv-Yafo Municipality publishes a call for tenants to select a developer to carry out an evacuation-construction project in the Jaffa C neighborhood. Ezra and Batzron continues to promote the new urban renewal model it has developed

The Tel Aviv-Yafo Municipality, through its subsidiary Ezra and Batzron, continues to promote the new urban renewal model it has developed, in which Ezra and Batzron organizes the tenants, plans the master plan and brings it to the local committee for approval. In a public "call" to select a developer who will carry out the project for the tenants.

The plan on Yefet Street in the Jaffa C neighborhood is in an evacuation-construction format, the buildings on 185-197 Yefet Street have 84 housing units, in seven old housing buildings, which will be demolished and rebuilt to a new and modern construction standard.

The new plan includes the construction of five textured buildings (up to 8 floors) on Yefet Street, and the construction of an 18-story tower at the rear of the complex.

A total of 273 new apartments are planned in the project, of which 21 apartments are intended for affordable housing for 20 years.

The plan also includes open and high-quality public space for the well-being of the residents, space for public needs, a commercial floor on Yefet Street, an underground parking lot, renovation of the street and planning of new bicycle paths.

Last January, the local planning and construction committee for Tel Aviv-Yafo approved the plan for the deposit, and it is currently in the advertising phase of objections.

Ron Huldai, Mayor of Tel Aviv-Yafo: "Promoting affordable housing projects is a top-priority urban task. This is doubly true in Jaffa, where the local population has difficulty renting apartments due to rising market prices. This project is another project that will help increase the supply of housing. For the benefit of the locals, while improving the quality of life and infrastructure in the neighborhood. "

According to Eli Ginzberg, CEO of Ezra and Batzron: "This is the fourth project to be launched in this model, and fortunately, we see great interest among both apartment owners and developers."

Ginsberg added that "this is a unique model in that it benefits all parties. On the one hand, it allows residents a safe and fair procedure accompanied by an independent non-profit entity, and on the other hand, it creates certainty and security for the entrepreneur. Leads a planning process, together with the tenants, and the developer knows exactly where he is getting into and what he is getting in. And no less important, the city is being renewed.

As mentioned, this is the fourth project to be launched as part of the model.

For the first two projects, on La Guardia Street and Stuck Street in the south of the city, developers have already been selected who provided significant consideration ranging from 25 square meters to an additional 60 square meters per apartment.

In the third project in Kfar Shalem, an entrepreneur is expected to be chosen in the coming weeks.
