- The rejection in June was clear: Murnau's building committee had unanimously rejected a studio house planning on two plots in the mixed area of ​​Achrain, which had provided for too much living and too little business as well as some changes to the development plan.

The location in the south of a garbage disposal company had shaken heads and raised concerns that there might be conflicts with the important company.

The municipal council had agreed with this view and for urban planning reasons had lowered their thumbs.

Slimmed down concept: Building committee rejects plans again

Now the building association “Atelierhaus im Blauen Land” has made another attempt and presented a modified concept that Marc Heitmeier calls “heavily based on the development plan”, according to his own statements. The architect and project manager wants to move into the facility himself with his family and office. It is now to be implemented as a studio and boarding house with 30 studio apartments, a co-working office, three normal apartments and an underground car park with 30 parking spaces. The use, it was said in the meeting of the building committee, corresponds in principle to the mixed area character, which the development plan ("industrial area Achrain") stipulates. Nevertheless, the administration and local councils see several points at least critically. The building committee rejected the request for a preliminary decision,with which the community had the project checked for problems and feasibility, again unanimously without discussion - because of "multiple deviations from the stipulations of the development plan".

Atelier and boarding house: Building community sees "no insurmountable obstacles"

Heitmeier, however, did not leave the meeting disappointed, but made it clear that he and his colleagues would drive the project, for which he estimated an investment of around eight million euros: "The comments are not dramatic, we will incorporate them." He sees "No insurmountable obstacles" and be "in good spirits" to receive a building permit.

To do this, he wants to coordinate with the authorities.

Studios for artists and freelancers who temporarily live and work on site

“Workation” is the magic word with which the building community now wants to achieve success - an art term and trend made up of the English words work and vacation.

Both should be brought together in the building.

"No classic boarding house" is being planned like the accommodation facility that is planned in Murnau Lindenthal, says Heitmeier.

Rather, they want to live in the studios as a focus on artists and freelancers for up to three months and have them work on site.

Vacationers do not belong to the target clientele.

Achrain: Three permanently used apartments are planned

Eight shareholders are currently on board in the building community;

Land, surroundings and building rights in the mixed area are "not that easy," admits Heitmeier.
