“Something has to be done in stone,” said Mayor Michael Müller (CSU) at the meeting of the Development and Planning Committee (EPA) on Tuesday in the council chambers. The first steps have been taken, he said with a view to the district management and the planned community and youth center, which is to be built in place of the Ein-Stein youth club. In addition, the city does not have a large real estate in stone. Therefore, the possibilities are now to be explored.

Review: Together with Johannisplatz and Neuer Platz, the Stein district was defined as a redevelopment area in 2010.

In order to find out which measures make sense and whether further funding from the “Socially Integrative City” program can be used, the municipality commissioned an “Integrated City District Development Concept” (ISQEK) from the Munich office of Salm & Stegen in 2016.

A year later it was decided by the city council.

Since then, there have been the first upgrading measures, such as the establishment of a neighborhood meeting place.

The course for the formation of an identity-creating district center could be set with the urban planning competition for the construction of a community and youth center, the Munich office stated in an inventory.

One downer, however, is the loss of the last local supply with the closure of the Penny branch and other shops.

"These developments are the logical consequence of the continued lack of investment in the real estate portfolio and public spaces," said the city planners.

Now it grows the first visible impulse.

District management alone is not enough to generate extensive investments.

In addition, some of the food markets around Jeschkenstrasse are no longer up-to-date and depend on changes and adjustments in the medium term.

The planned S-Bahn terminus in the south of Geretsried should also contribute to the development dynamics, according to the expertise.

The administration therefore suggested in the meeting that a framework plan should be commissioned.

Private property owners are to be involved in this.

In order to encourage private owners to invest in their real estate, an increase in building rights such as on Sudetenstrasse and Karl-Lederer-Platz is conceivable.

“That should also be the way in Stein then,” said town hall chief Müller.

However, the expectations of shop owners regarding a location should also be taken into account.

The members of the EPA agreed that the preparation of a framework plan is the right instrument to further enhance the value of the Stein district.

They passed a unanimous decision.

“I can only support that,” said Volker Reeh (Geretsrieder list), who represented his group colleague Patrik Kohlert at the meeting.

"In the current real estate portfolio, a local supplier will not be able to survive," added the city council's economic advisor.
