Affordable living space is the big issue in Munich.

A new foundation brings movement to the market: It can make it easier for cooperatives to buy houses.

And should promote coexistence.

In the end, the tenants benefit from this.

Munich is rightly regarded as the most beautiful city in the republic, but also as its most expensive place.

To live here - you have to be able to afford it.

Astronomical rents and fixed-term contracts are one side of the coin.

Fortunately, there is also another one that is now being polished up.

New in the city is the non-profit foundation “Daheim im Viertel”, which has two main goals: to support people living together and to enable moderate rents.

Support social engagement in the neighborhoods

The foundation is primarily concerned with a

triad

, emphasized board member Christian Stupka at a press conference on Friday: safe and affordable apartments, a good house community and an intact neighborhood.

Projects and social engagement should be supported accordingly.

Much is still in the planning stage and should be discussed with partners.

What is certain, however, is that there will be a neighborhood award in the coming year, which will be advertised for the first time and endowed with 30,000 euros.

Association of 35 cooperatives

The foundation is backed by Gima München - an amalgamation of 35 cooperatives and socially oriented companies.

“We have 40,000 apartments in stock,” explained Stupka.

The Munich-based company should be pleased that it should not stay that way.

Because the Gima members stand for affordable rents and open-ended contracts.

At home in the district is also supported by a wealthy family who, according to Stupka, want to do good but remain anonymous.

With their help, the foundation, which only a few days ago received its

certificate

of

appreciation

from Upper Bavaria's district president Maria Els, has the following starting cushion: a base of 200,000 euros and a consumption capital of 60,000 euros.

Facilitate home acquisition for social purposes

Part of the money will be used to meet the established purposes of the foundation and to do good in the neighborhoods. In the future, however, the foundation will also spend a lot of money if it is directly committed to affordable housing. Because:

Many property owners also sympathize

with the socially oriented

cooperative system

when they think about a sale. But they cannot simply give their buildings to a cooperative at a cheaper price than, explains Stupka - without incurring tax disadvantages.

This is where the foundation comes into play: It enables fair prices.

In concrete terms: the homeowner can sell at the price he wants - without any tax surcharge.

He can even contractually determine how high the rents should be in the future and ensure that no one is thrown out of the house.

Mayor Dieter Reiter gave her a correspondingly positive assessment.

"Many homeowners look after their property with loving care and want to ensure that their tenants live there for the long term and can afford it." The new foundation has a good offer here.
