Penzberg - The largest day care center in Penzberg to date is to be built on Nonnenwaldstrasse.

Seven crèche and kindergarten groups as well as the early intervention center will move in.

In order to receive money from the special investment program for childcare, “the start of the measure” must have taken place by December 31, 2021, according to the city building authority.

It is not yet about the start of construction.

According to the town hall, the first legally binding service and delivery contract must be concluded by then.

The deadline for completion is also June 30, 2023.

In order to set the pace, the city council recently transferred more powers to the building committee, which, according to city builder Justus Klement, brings "a time advantage of three weeks".

This should allow the tenders to be started faster so that the contracts can be concluded by December.

The development plan procedure and the species protection examination are also running in parallel.

Architect presents first cost estimate for children's home

Architect Christian Holzer also spoke of “high planning pressure”. At the most recent building committee meeting, he presented the preliminary design for the children's home, with the request that he approve it - which was also unanimously done. Holzer said that the planned completion date at the end of June 2023 required "a smooth planning process". Construction is likely to start in summer 2022. According to Holzer, the partial clearing of the forest area should take place in spring 2022. The trees in the south will be preserved, he said.

The architect also presented an initial cost estimate at the meeting.

It amounts to 12 million euros.

Of this, around 5.4 million euros go to the building structure, almost 1.9 million euros to technical systems and almost 840,000 euros to the outdoor facilities.

The estimate also includes a buffer of 900,000 euros for the unforeseen and rising construction prices.

An exact cost calculation still follows, clarified Mayor Stefan Korpan (CSU).

But there is also money flowing to Penzberg.

The government of Upper Bavaria has promised around 3.0 million euros in funding.

Solid wood construction on piles

According to Holzer, the soil report showed that driving piles had to be driven into the "unsound ground" so that the building was stable - a total of around 900 meters. With the exception of the floor slab and stairwells, the house, with only a partial basement, will be built as a solid wood construction. The energy goal is the efficiency house level 40, according to Holzer. A photovoltaic system for personal use, extensive greening of the flat roofs, heat generation using an air heat pump and decentralized ventilation systems with heat recovery are also planned.

The house is not connected to the district heating network.

According to the director of the municipal utility, André Behre, no other customers could be found in the area.

If a line were to be laid for the children's home alone, this would cost around 400,000 euros.

For this, according to Behre, one could just as easily build an ecological heating system.
