As usual, Echings' mayor Sebastian Thaler presented a status report with the most important facts and figures of the community development and gave an overview of the most important community tasks for around one and a half hours: from the residential areas, mobility and traffic to the finances and current construction projects of the community.

One of the most pressing problems of our time are rising property prices and a lack of living space.

It is no coincidence that the area of ​​house and apartment construction was one of the main focuses of the lecture. Thaler went into detail on the new development areas Böhmerwaldstraße, West, Bernhard-Lichtenberg-Straße, Dietersheim Am Mühlenweg and Am Anger.

In view of the rising standard land values ​​and thus the unaffordable land prices for most of the local residents, the Eching residential building land model is now to be implemented for the first time in apartment buildings in the Böhmerwaldstrasse building area, as Thaler announced.

For Eching this means new territory, because up until now the municipal housing subsidy has only been available for home ownership.

78 building plots are currently in the process of being awarded, half of which will be implemented by sale or by leasehold.

In order to create attractive and affordable living space, the tried and tested concept of the residential building land model is now to be transferred to discounted apartments, making home ownership affordable for normal wage earners.

The award is based on similar criteria such as income, number of children, place of residence and voluntary work, etc. and is given different points, i.e. weighted.

The prerequisites to be recorded are still to be decided in detail by the municipal council.

Planning is well advanced

The planning is already well advanced: the sale of the land for the area in the north of the Böhmerwaldstrasse construction area along the railway line is in the final stages of negotiations.

The upcoming sale to a property developer includes the obligation to offer a third of the apartments, around 30 apartments of different sizes, at a discount, with a saving of 1000 euros per square meter compared to the local price.

The municipality receives the preselection for the discounted contingent.

The announced schedule provides for an early start of the application process in spring or summer 2022.

The aim is to move into the apartments by the end of 2023.
