A new residential complex is to be built in Penzberg next to the former railway embankment near Seeshaupter Strasse.

Two rows of buildings with 33 apartments and an underground car park are planned on the free space.

The building committee approved the project of a Grünwald property developer.

Penzberg - City architect Justus Klement spoke of a “prominent position” in the Penzberg building committee meeting.

The property is located next to the cycle and footpath that runs along the former railway embankment and is in the second row on Seeshaupter Straße.

The Weidenweg and the tennis courts are adjacent to the east.

After a change of ownership, the slightly more than 3000 square meter area, on which formerly commercially used buildings for a heating oil trade stood, now belongs to the Grünwald property developer Keval.

He commissioned the Penzberg architects Stephan Jocher with the planning.

Two rows of buildings parallel to the bike and sidewalk

According to the building application, two rows of buildings are planned parallel to the cycle path with 33 apartments on three floors, of which the top one will be a recessed stacked floor. Eight apartments should be smaller than 65 square meters, 25 apartments between 65 and 120 square meters. A two-story underground car park with 55 parking spaces and seven above-ground parking spaces are also planned. 66 bicycle parking spaces are also planned, most of them in the underground car park.

Upon request, the Jocher architecture firm announced that the staggered storeys would have large roof terraces and the other apartments covered terraces, so-called loggias.

Gardens would be created between the apartment buildings, some of which would be assigned to the ground floor apartments.

So that there are no two continuous apartment blocks visually, a two-story building is added, each with an apartment over two floors.

A start of construction is planned - after the approval is still pending from the district office - next year.

No information was given as to whether the developer is planning rental or owner-occupied apartments.

Access to the residential complex via Seeshaupter Straße

The access to the property and the underground car park is to be via Seeshaupter Straße. The building committee had already determined this a year ago. He wants to prevent the traffic from running over the narrow pasture path, the last section of which is currently only permitted for cyclists and pedestrians. At that time, there was already a preliminary application for a building project on the site - still under a different owner and a different architect. It included a horseshoe-shaped residential complex with 35 apartments.

For the new project, the committee has now approved the building application against the vote of John-Christian Eilert (Greens). He justified his no with the fact that the development was too massive. His group welcomes redensification, but can only imagine 24 apartments at this point, he said. As a condition, the committee made the developer, among other things, that the stability of the embankment with the bike path and the pasture path are not impaired. Likewise, the construction project should not affect the adjacent sports facilities, it said. Specifications for nature and species protection were also made. The SoBon regulation does not apply to the building project, explained city architect Justus Klement in response to a question from Armin Jabs (BfP). It only applies to areas with a development plan that does not exist for this property. What Jabs regretted. He was bothered by such projects, he criticized, because the costs for the infrastructure would be left entirely to the city.
