Ideas and implementation competition for Füssener Ziegelwies ": residents have concerns

What does the future of urban real estate in the Ziegelwies look like? This topic not only affects tenants, but also many residents. The auditorium at the latest city council meeting was unusually full. Those present also addressed their concerns to the city administration at the citizens' questionnaire. One resident criticized the fact that there had been no public participation in the project so far. Ultimately, this will completely change the structure of the small district. “The number of residents will more than double,” he complained.


Another resident saw it similarly, wondering why they wanted to realize the project in the Ziegelwies of all places.

This district in particular is characterized by forest.

There are only a few sealed surfaces.

As a result of the housing project, the usable space would deteriorate and the quality of life for residents and animals would suffer.


But there are still no concrete plans for the project, soothed Mayor Maximilian Eichstetter (CSU).

"At the moment there was no participation from the neighbors because we couldn't say anything yet." At the moment, only the winner of the competition has been determined.

It is also clear: the existing houses will not be demolished.

"Everything else will turn out in the coming months."

Head of the office, Peter Hartl, added: “Affordable living space and compression are not created in the open air.” Realizing this is easiest in the Ziegelwies. Of all urban apartments, it would have the greatest potential, also in terms of climate-friendly construction. But that also means: "The comfort of the many open spaces will no longer be." In addition, it is undisputed that the urban real estate in the Ziegelwies must be renovated, added the mayor.


"When you talk about climate protection, you also talk about saving space," added architect Oberpriller. “That means: redensification with an increase in the quality of living.” And the winning design succeeded in doing so. Of the 19 submitted works, the jury agreed that it was the most harmonious and most sensible design, explained Eichstetter. “It was important to maintain the identity of the quarter despite the densification. The design succeeded in doing this in a very good way, ”said Oberpriller.

This plans to supplement the existing houses.

The buildings with house numbers 8/10 and 16 will continue to be built according to their cubature.

"The advantage is that the existing building can be accessed without barriers," explained the architect.

In addition, three new wooden buildings with four floors are to be added.

These remain below the ridge height of the existing houses and are slightly staggered downwards along the site.

Similar to an arcade type, the apartments are lined up next to each other.

Seating next to the entrances should facilitate communication between the old and new residents.

In addition to the loggias, a narrow balcony zone is placed in front of the houses.

It also serves as a climbing aid for a facade greening.


Higher quality

It is not yet clear whether the houses will actually be built this way in the end.

“The design process is only now beginning.

The density and height (of the building - editor's note) can be modified, ”says the architect.

“The work is only just beginning.” The winning design also provides for an underground car park with 60 parking spaces under the new buildings.

The open spaces are getting smaller, but the quality of stay is getting higher, explained Oberpriller.

The plans include a pavilion as a common room, a central outdoor space for playing and romping around and a retention pond with trees and seating as a place to relax.

Since the kitchen gardens are characteristic of the settlement, they should be continued in a reduced form as community gardens or rentable parcels.


Too massive for ensemble?

"This massiveness destroys the unique ensemble," said Dr. Christoph Böhm (CSU). "The project would be better off anywhere in the city than it is here." The Ziegelwies emerged as a garden city in the twenties. The idea was to build a city in front of the city, where there is an inn and a shop and everyone has air and a garden, recalled Böhm. The new buildings would destroy that, however. Magnus Peresson (UBL) assessed the plans in a similar manner. “The idea of ​​the garden city 100 years ago was absolutely far-sighted. It's a unique ensemble. ”And that would be lost with the four-story new buildings. In addition, two houses would then be so close to each other that one would not get any more sun in winter.


Redensification is correct, but this aspect should not be the main focus.

“It's all about the optics.

And that's just not true.

If you build it like that, that's bad. ”Personally, I like the model in third place best.

He therefore appealed to discuss the various models and come up with a design that would satisfy everyone.

"For me it's about developing something."


A top-class jury of experts evaluated the designs, said Oberpriller.

And they agreed that the winning design managed to preserve the character of the garden city quite well.

In the course of the competition, there was also a shading simulation so that the participants could see how the sun was on the respective days and hours and could react accordingly.


Peresson's suggestion that only 19 bad designs were received in the competition were also decidedly contradicted by Niko Schulte (Füssen-Land), Erich Nieberle (SPD) and Wolfgang Bader (Greens).

“There were really great architectural offices there.

The requirement was compact construction. ”Since the current houses are to remain standing, the space for the new buildings and the underground car park is ultimately limited, said Schulte.

“Everything we wanted was implemented,” Nieberle also agreed.

“The proposal has been implemented very well with the proposal.” Among the 19 drafts, there were very good ones.


Fear of moving out

Christine Fröhlich (FWF) brought another aspect into the discussion.

She knew that some tenants are afraid of having to leave their apartments for a long time during the renovation work.

Whether it comes to this depends on the scope of the renovation, explained Eichstetter.

For smaller jobs it is not a problem to stay in the apartment, but if a major renovation is pending, it is almost impossible.

Which buildings have to be converted and to what extent will only become clear in the next planning phases.

If specific drafts are on the table, the city will also inform the residents about them, added Hartl.

“The integration will still take place.

We'll get suggestions, but you can't take everything into account. "
