Common goal: the construction of a new building on Tübinger Straße: half supermarket, half residential building.

“A real gain,” says Gewofag managing director Klaus-Michael Dengler, who is breaking new ground with the project.

The novelty: The municipal company is building for the first time on the property of a grocer.

In the area in the Sendling * -Westpark district, near Heimeranplatz, there is already an older Lidl branch. This will be replaced. The concept of the new house: 160 parking spaces will be created in the underground car park and on the ground floor. A large, modern supermarket is being built on the first floor. From the second level, 100 new Gewofag apartments will follow. 30 percent of this is funded for people with a small budget: According to Gewofag, the rent is around ten euros per square meter. The remaining units are rented out at reduced prices. "Well below the market rent for new apartments."

Low prices at the discounter below, an affordable home above: the grocer has already had good experience in Berlin with such a dual use of the building, as Marek Franz, Head of Lidl's Southeast Real Estate Region, explains.

"With Gewofag as a strong residential construction partner at our side, we can now also start in Munich." Other locations are being examined.

As reported, it concerns the location in Obermenzing and Schwabing.

But it still takes some time before it starts on Tübinger Strasse:

The schedule stipulates that planning will begin in mid-2022. Completion is only planned for 2026. With this special project, Gewofag is expanding its range of partnerships. "They are an increasingly important way of expanding our stock of subsidized and low-price living space." With 37,000 apartments and commercial units, Gewofag is Munich's largest landlord. The plans for their cooperation with Lidl have been known since 2018: the project has been refined since then.

The discount grocer is of course not the only company that is continuing to expand its real estate branch in Munich.

And also creates living space.

Competitor Aldi is just as active and is involved in a total of four projects throughout the city.
