- As reported, there have been plans for years on the previously undeveloped, centrally located area to build a building with shops on the ground floor facing Münchner Straße, behind which purely residential developments - presumably in the form of two multi-family houses - are to be built.

Because most of the committee members had repeatedly criticized the size of the building project, initially called “Münchnerhof”, the architecture office employee Felix Salazar had to come up with new designs again and again.

Flat roof with the idea of ​​a roof garden

The draft that has now been submitted limits the building on Münchner Strasse to two full floors and provides for a loosening of the facade.

A facade greening of the building is mandatory anyway, in addition, the concerns of barrier-free construction must be taken into account in the entire planning area.

At least 30 percent of the usable roof areas must also be equipped with photovoltaic modules.

There was no majority for the variant presented, in which the building directly on Münchner Strasse has a flat roof with an accessible roof garden instead of a gable roof.

Because numerous committee members had spoken out in favor of keeping the sealing as low as possible and creating more greenery, Salazar presented an additional variant for the building complex on Münchner-Straße: Instead of a pitched roof as in the case of the apartment buildings, the commercial building could also be built with a flat roof .

A roof garden that can be walked on could then be created there.

The majority is in favor of preserving the local character.

Janine Schneider (Greens) was not the only one who found this idea “very likeable”. Nevertheless, a clear majority leaned in favor of the gable roof. “It will be more ecologically and economically efficient,” said Max Lachner (AFW). In addition, the gable roof will do more justice to the character of the place. Peter Guggenberger (CSU) did not want to accept Mayor Mindy Konwitschny's (SPD) objection that the flat roof of the gas station is in the immediate vicinity. The gas station is a special construction and a solitaire. A flat roof on the building now planned, on the other hand, would mean a break.

“This is an ensemble that we are shaping in a key place,” emphasized Andrea Hanisch (UB).

Since saddle roofs are also planned for the residential buildings, she pleaded that it should be left with the saddle roof.

Green roofs could be realized elsewhere.

“We have to start somewhere,” said Rupert Franke (SPD) against the skeptics, but in the end found too few supporters.

The committee voted for the saddle roof variant with 10: 3 votes.
