The future of both shopping centers from the 1970s, which are struggling with an unattractive appearance and a lot of vacancy, has been discussed and speculated for years.

“Everyone is waiting for something to happen here,” recalls Sander.

The perimeter of the area that is to be planned extends in the north from Waldstrasse to Eschenstrasse in the south.

The area is limited in the east by the railway line, in the west largely by the Lindenring.

The town hall chief believes that the time has now come to restructure and redesign the district.

Because there used to be many owners on the site, a significant part of the space is now in the hands of the private asset manager Rock Capital.

The Rock Capital Group is also involved in the project, as is the Bäko bakery cooperative.

According to Sander, the latter has been considering moving for a long time, also because the technology in its old logistics center has been around for years.

That is why Sander and Christian Hörmann from the company CIMA GmbH, which is responsible for project management for the community, see great opportunities to redesign so that an attractive mix of commercial, retail, residential, social and cultural uses is created there.

Hörmann described the project as "unique".

Because he does not know of any comparable area in the greater Munich area with a direct S-Bahn connection that can be redeveloped.

Progressive energy supply and development

In his view, the sensible reorganization of the quarter must also be accompanied by a contemporary development of the area.

In addition, the architectural offices commissioned would have to deliver progressive concepts in terms of climate protection and energy supply.

“We want to think ahead,” emphasizes Hörmann.

The basis for the ideas of the planners - the architects Kehrbaum, Steidle and Henn - is the task description drawn up with the participation of the municipal council.

This in turn is based on the results of the integrated urban development concept that was drawn up a few years ago by Dragomir Stadtung GmbH as part of the urban development funding program “Socially Integrative City”.

The city planning office will also provide technical support for the project.

The municipality and the two large owners of the land share the costs for the planning report.
