With two votes against, the Holzkirchen municipal council recently approved the premature design of the project-related development plan No. 151 between Valleyer Weg and Angerstraße and started public and government participation.

The 45 percent reduction in parking space for the planned 64 residential units still has a legal horseshoe.

The decision was preceded by a public participation and expert discussions on the urban planning concept, which was started by the Kolbermoor family company Quest AG as a builder.

The criticism from earlier meetings of the municipal council, according to which the five buildings are too big and powerful, were taken up by the client.

Developed a concept for mobility

In order to achieve a tolerable density, Quest AG changed the original design and planned the buildings to be shorter and narrower.

The private open spaces have also been reduced in size in order to provide more space for communal areas.

The adjustments to the street widths required by the administration were also incorporated into the new design.

In order to reduce the number of parking spaces in a way that saves building costs, a mobility concept was presented that focuses on five car-sharing cars as well as cargo bikes, pedelecs and bicycle trailers for hire, as well as a tricycle for people with reduced mobility.

Mostly positive feedback for planning

The originally envisaged reduction of 55 percent cut the municipal councils by 10 percent because the plan that a corresponding number of apartment owners should sign a car waiver is not legally possible.

According to the current calculation, including the Car-Sharing parking spaces, there are 59 parking spaces, 51 of which are in underground garages.

The planning met with a predominantly positive response from all political groups.

In addition, the town hall chief said: "The citizens who live there know very well when the barrier is closed, and they have adjusted to it." Too few tradespeople traffic, however, Schmid could not completely invalidate.

Because the sword of the car waiver is currently rather blunt and is only based on the goodwill of the new residents, Schmid hopes: "There are many people who want to live without a car and we are in good spirits that they will move in there."
