A large piece of building land is located on the northern outskirts of Oberwarngau on Angerweg.

In order to be able to control the moderate redensification there and to create building rights, the municipal councils drew up a development plan as early as 2019 for the area of ​​application east of the federal highway B318 up to the Dorfbach.

The preliminary draft has now been presented to the committee.

The reason for the procedure is that the farm that was previously run there is being given up by the owners.

The area is currently still in the outdoor area under planning law and has so far only been used for agriculture.

In order to be able to control the future use and building rights there as well as the effects on the adjacent parcels in the east, the development plan “Angerweg Nord” was drawn up in 2020.


In addition to commercial units, there are also residential units

Ludwig Hohenreiter from the Werkbureau Architects and Urban Planners now presented the preliminary draft for the one-hectare piece of building land to the committee. Two variants are therefore possible there: the previous agricultural building is retained or the courtyard is demolished and makes space for new buildings. The parcel will then be designated as a mixed area in the future, which will allow a maximum of eight residential units in addition to business.

Should there be a new development, the buildings must have the characteristic image of the agricultural courtyard appearance.

In order to protect the adjacent residential development from excessive noise pollution, the municipality orders an additional noise protection report.

Because the combination of possible businesses, the noise of the main road and the existing carpenter's shop at the beginning of the area could become a nuisance for residents.

Planned underground parking

"It's a large area there and you have to think about a regulation for a moderate development", explains Cindy Scharein, head of the building department, when asked.

So that the municipality can exercise its planning sovereignty there, it is important to provide building windows and frameworks in which regulated redensification is possible.

Namely only one residential unit per 500 square meters of space.

The two parking spaces per residential unit stipulated in the municipality's parking regulations can in future also be proven in an underground car park on Angerweg.

According to Scharein, the necessary construction window is included in the development plan.

According to the architect Hohenreiter, rainwater is to be collected and diverted in the east of the construction area so that the underground car park does not experience any problems with possible flooding.

The fire brigade is also supplied with extinguishing water via an underground cistern.

Access road concerns

The preliminary draft by Hohenreiter was finally approved by the Warngau committee against one vote.

Only Max Bauer (FWG) expressed concerns about the access road: “The situation there is already dangerous when trucks unload their deliveries for the carpentry shop on the road.

That should be settled before a residential area is developed there. "


Mayor Klaus Thurnhuber reminded that loading and unloading is not allowed on a public traffic area anyway.

“That has actually been resolved with the carpenter's shop,” he replied to Bauer, who expressed fear that a dispute with the carpenter's owner would flare up.
