The construction site is currently underway, large scaffolding walls hide the view of the future Elementum.

A completely new urban quarter is being built in the immediate vicinity of the main train station.

While the work is in progress, a mega-deal was closed behind the scenes.

It's about hundreds of millions of euros.

A new quarter with

high-quality office space

, shops and bars: The Elementum wants to significantly upgrade the station district.

Mainly because modern office space in the direct city center is in short supply.

The demolition of the old Postbank building on the corner of Bayer- and Paul-Heyse-Straße has been going on for a year and a half.

Now there is news.

Because Credit Suisse, which owns the fillet areas at the train station, will sell.

Two family businesses get involved

As stated in a press release, the new owners are two family companies from Austria and Switzerland that specialize in project developments.

The conclusion of a contract with IMFARR and SN Holding is expected at the beginning of next year.

Nothing changes in the schedule for the Elementum: “Completion is expected in 2025.”

Credit Suisse acquired

the Postbank site in April 2018.

As it was called in real estate circles at the time, for around 280 million euros.

The Swiss architects Herzog & de Meuron were commissioned to develop the urban, energy-efficient office district.

Elementum completion by 2025

The office stands for prestige projects such as the Allianz Arena in Munich, the Elbphilharmonie in Hamburg and the Olympic Stadium in Beijing.

In addition, the star architects planned the two high-rise buildings that will be built on the old parcel post hall.

The special thing about the construction of the Elementum: The old Postbank building will not be demolished, but will be converted from the inside out and an additional storey will be added.

In this way, modern offices are being created on 67,000 square meters, and there is also space for high-quality shops and restaurants.

The highlight will be the open inner courtyard, which is planted with trees. A

green oasis

in the lively station district, which is open to the public.
