An inventory by the town hall has now shown that around 50 residential properties are second homes, according to the information provided by Mayor Klaus Rauchberger.

So far, owners of second homes in Jachenau have only paid a flat-rate fee

You pay an annual resort fee - staggered depending on how much you actually stay in Jachenau.

But to determine that alone means a considerable administrative burden, according to Rauchberger.

Every second home owner was written to and asked for information on how many days he spent in Jachenau.

If someone only stated eight days, it was difficult to verify, according to the mayor.

The maximum rate of the lump sum was 75 euros.

“But you can park for free, use the cross-country ski trail and take the RVO.” There are cases in which someone took out the flat-rate contribution in this way after just two days.

He also sees a problem of justice in the fact that the second home owners would use the community's infrastructure “for free”.

The winter service, the recycling center, the maintenance of the hiking trails: all of this benefits the residents of the second homes as well as everyone else.

But the community would incur costs.

But unlike the citizens with their main residence, the municipality does not contribute to their income tax.

From the mayor's point of view, another desirable effect of the second home tax could be that one or the other little-used second home could be converted into a permanent home - which would be useful in times of housing shortage.

When it comes to the amount of the second home tax, Jachenau does not go straight to the limit

When it comes to the level of the tax rate, “we don't want to go straight to the limit when it comes to the introduction,” says Rauchberger.

A monthly basic rent is due annually - i.e. one twelfth or 8.33 percent of the annual basic rent.

"The community day even recommends 20 percent," said the mayor.

Second home owners may have to submit a rental agreement to determine the total.

In the case of home ownership, you orient yourself on the social housing price.

According to Rauchberger, it is difficult to calculate in advance how much money the second home tax will flush into the municipal coffers.

Roughly he calculates at around 20,000 euros per year.
