- Encavis is an independent European electricity producer from renewable energies and has been based in Neubiberg for around 20 years.

The industry and the company are booming, the company simply needs more space at its own rental location at Prof.-Messerschmitt-Straße 3.

After the discussion in the municipal council, the resolution was passed unanimously, which now heralds further planning and the accompanying solution to open questions. The area surrounding Prof-Messerschmitt-Straße 3 is already lush. Established in 2011 as a mixed area around an existing office building that is now 35 years old, residential buildings in the multi-storey and terraced house style were realized here, as well as a separate parking deck. Because open spaces are rare and the building rights were fully exhausted at the time, the property owner wants to use synergies for the company. The aforementioned parking deck is to be built over in a first construction phase to the east for its commercial use with a three-story office complex plus a terrace level on the planned flat roof. This should create additional floor space of 1.725 square meters.In addition, “planned as a later construction phase” is to force a new office building in the vicinity of the current location when the current office complex is demolished as a “western construction site”. This second construction phase has not yet been finalized and is awaiting a more detailed over-planning. Overall, however, the area would be further densified.

The community sees planning positively

The municipal administration is “positive” about the plans of one of its important commercial “players” with a two-stage implementation perspective of moderate redensification.

Important details, from compliance with the communally valid spacing areas, to the further development of the mix of uses and the mobility concept, should also be incorporated into an urban development contract between the partners as part of a special development plan.

According to information from the administration, there is currently only “a sketchy building design” for construction site one.

However, in the part of the meeting that is not open to the public, further planning, time and financial aspects were apparently discussed.

Details were not allowed to be made known in the public part.

Concerns postponed in the end

In the end, questioners put their objections on hold.

The municipal council voted unanimously in favor of the fundamental decision, which provides for further planning in a joint context and on the basis of the exact specifications in the development plan and urban development contract.
