There is good news for everyone looking for or building a new apartment or house in Füssen. Because a new residential area is being built in Weidach. On the green meadow between the Lech and the new day-care center, opposite the Hotel Sommer, 55 buildings with a total of 110 residential units are to be built. The city council unanimously approved the draft for it on Tuesday. The committee intends to give the green light for the decision to draw up the development plan and the amendment of the zoning plan at its meeting in December.


The housing market in Füssen is known to be tense. Those who want or have to move have a hard time. In order to relax the situation a little, the city of Füssen would now like to cultivate the five-hectare meadow between the Hotel Sommer and the northern residential area in Weidach. The architecture and urban planning office Arnold has developed different variants for this. Architect Franz Arnold presented these to the Füssen town councilors. “You have to give us the basic line today,” says the architect.


In the course of the planning it became clear that the landscape protection area (LSG), which runs parallel along the Lechuferweg over a width of 50 meters, must not be touched. In addition, the Ostallgäu District Office suggested a denser development, so that instead of the original 70 residential units are now planned on the area. These are made up of a mixture of multi-family, row, chain and semi-detached houses. While three apartment blocks are planned along Weidachstrasse, each consisting of two apartment buildings and terraced houses, which together form an inner courtyard and share an underground car park, single-family, semi-detached and chain houses are to be built east of it.

The latter offer the advantages of a single-family house while avoiding the disadvantages of a duplex, the architect explained.

These buildings are to be accessed by a ring-shaped street from which a total of three stitches go off.

Compared to the first drafts, this is better traffic management, assured Arnold.

Optimal utilization

In the case of the three apartment blocks in the west, his office "pretty much maxed out the new spacing areas so that the land can be used as well as possible," explained the architect.

"The winter sun is still coming through." In addition, the new residential area is to be greened and Weidachstrasse calmed down.


"It was a good idea to develop a building area there," said Christine Fröhlich, leader of the Free Voters parliamentary group. However, they miss a climate-friendly land-use planning here. The most important point here is the width of the street. “That is the most important ecological decision.” His office is currently planning a roadway width of 4.50 meters plus a 2.25 meter wide, multifunctional green strip. "We think variant five is good," said City Councilor Christoph Weisenbach (CSU). The same applies to the access roads. "We can support that."


The architect answered his question that the curve radius was wide enough for garbage trucks.

In addition, the arrangement of the garages is not yet final.

Traffic safety planning, which Weisenbach also addressed, is not part of the urban land-use planning.


However, there will probably still be a greater need for discussion in the coming meetings with regard to flood protection.

If the authorities assume the worst flood event, "then the houses would have to be raised quite a bit to get to 784.00 m above sea level," explained Arnold.

That would mean that all houses would have to be built 40 centimeters higher.

Some would then be up to a meter above the path or ten centimeters above the road.

"I don't think you can hit an HQ so quickly," said the expert.


Clear demand

"I absolutely do not share this optimism," said building authority director Armin Angeringer and referred to the lively discussions during the designation of the other building areas in Weidach.


FWF City Councilor Jürgen Doser was of the same opinion.

“Not assuming extreme HQ at the present time would be grossly negligent.
