There is currently hardly any space to grow, but there is a lot of space for the future.

Solution for many problems: pulling together with neighbors and strengthening the middle center.

Schongau -

"The possibility of land development is manageable, nobody has to worry that we will grow too big." This is what city architect Sebastian Dietrich recently told the Schongau city council. For the updating of the regional plan, the planning association would like to involve the large municipalities in advance. Overall, it is about the Oberland planning region with the four districts of Bad Tölz-Wolfratshausen, Garmisch-Partenkirchen, Weilheim-Schongau and Miesbach. The forecasts predict four percent growth for the entire region in the period from 2020 to 2039, and 3.8 percent for the district. Demography is directly related to settlement planning, said Dietrich. This means, for example, on the one hand, more assisted living, and on the other hand, the question ofhow single-family houses could look in the future.

Region is growing strongly

The region is growing strongly, as the figures from 2011 to 2020 show: Employments subject to social insurance contributions in Weilheim-Schongau increased by 21.3 percent, more than the average in the planning area (20.2 percent).

What is new about the regional plan is that the focus is on the medium-sized and regional centers.

“Nothing will change for Schongau, which is already a medium-sized center together with Peiting, but there is a greater obligation to provide care for the surrounding towns,” said Dietrich.

Schongau's position on the areas in which structural development could be envisaged was based on the results of the relatively recent integrated urban development concept (ISEK). In the outer area of Schongau, areas in Schongau Nord can still be planned for residential development. For the southern oak field, the procedure is running, so Dietrich on SN request, the noise protection report is in progress. Because some complex land-use plan procedures are currently being worked on in parallel, it will still take a while.

Other areas that are reported and are already recorded

in the

zoning

plan are in

Forchet

and in the

Lechvorstadt

(extension of

the

Lechänger

development area). This is about a broad view into the future, the areas are used for agriculture and are privately owned - "these are more of a prospect," says Dietrich. In

Dornauer Feld,

too,

there are still areas that are not built on. For industry and commerce, the city reports areas in the Outer West and Schongau Nord, and areas in the Dießener Straße industrial area could still be upgraded.

"We hope that the planning is aimed at strengthening local public transport," the city architect sums up our newspaper.

Figures show that Schongau train station has a good catchment area for potential passengers.

The city councils also had their eye on local public transport at the meeting: "Strengthening public transport is the buzzword in general," says Stefan Konrad (SPD), who is of the opinion that city buses must also be used more in future, after all, it is about one easy access to the train station.

“But the buses are a certain size, maybe too big,” he thought.

Friedrich Zeller's thoughts also went in the direction of local public transport: "The Fuchstalbahn must come, must be reactivated, we should note that," said the SPD city council.

Strong middle center required

Bettina Buresch (Greens) thought it was good that a higher authority is trying to steer and bring the development into certain paths, but raised concerns about whether this would also work. “The trade tax stands in the way: that is how long every place will be. “It is certainly necessary to think that way, otherwise our landscape will be sold out, but doubts are registered.” Ilona Böse took the same line, emphasizing the importance of a strong central region in this context: “Schongau, Altenstadt, Peiting, Hohenfurch - we have to sit down, we would have a much better position on topics like the hospital. ”Without addressing a specific example, Michael Eberle (CSU) was of the opinion that some things should be agreed beforehand,"Before you rattle neighboring communities into their plans". This should always be kept in mind when making decisions, said Eberle.

As soon as the draft update has been approved, the municipalities can comment.
