- The housing company has big plans for the next five years: According to managing director Christoph Maier, 15 projects could be implemented in this time.

For a total volume of a whopping 40 million euros, around 200 affordable apartments for 500 to 600 people would be built.

“A demanding goal for a start-up like us,” says Maier.

It is challenging.

"But we will do it."

Various projects have already become very specific, continues the company's managing director.

He is not yet able to name them more precisely, as the handover of the respective plots to the housing association has not yet been completed.

But for a project on an area in the district, the notarial certification should be completed by January 1st.

The district will bring a total of four properties into the company.

It is about a plot of land with around 1000 square meters, two are 500 to 600 square meters and another around 300 square meters.

The planning for the middle two should start in January.

According to Maier, this takes about half a year.

The excavators can then roll.

Maier estimates the construction time to be around one year.

If everything goes well, the apartments could be ready for occupancy by mid-2023.

Citizens' Dialogue

Before that, the housing association still has to do some homework - above all the participation of the citizens.

“We want to enter into a dialogue with the citizens at an early stage,” says Franziska Baumann, the company's office manager.

This should not be limited to the participation steps that are already prescribed in the development plan procedure.

“We want to be transparent,” says Baumann.

Maier is already countering any concerns from residents that the cheap apartments could create ghettos.

Particularly in the projects in rural areas, the focus is on creating living space for locals.

"We want to create an offer, for example, for young people who move out at home, or for older people who can no longer afford the living space there, but want to stay in their home town."

For county employees

But affordable living space should also be created for educators and firefighters.

The target group has also already been determined for the project that is currently the fastest to implement on the two district properties: employees of the district should be given preference here.

District Administrator Thomas Karmasin: "Employee apartments are now the decisive argument when hiring staff."

In order to keep the prices low, the housing association had plans drawn up that can be applied equally everywhere.

A kind of modular construction that can be combined in any way in terms of floor plan and height.

Maier does not believe that this will result in a structural consistency.

You can build demanding and sustainable at the same time with little money.

"The housing construction subsidized by our society should be an architectural highlight."
