Kaufering - In the north of Kaufering, affordable and ecological living space is to be created for different population groups.

The municipality wants to implement this with the Lechfeldwiesen V project.

70 percent of the 170 apartments are to be financed through the state's subsidy program for municipal housing.

The remainder goes on sale as a company and owner-occupied apartment.

At the same time, it is important to implement sustainable and climate-friendly construction - with a lot of wood as a renewable raw material.

However, this rose exponentially in the spring to level off at a high level.

In the community, one now reckons with ten percent additional expenditure.

Building a house costs money, especially if it is to be made of wood.

The reason: the rapidly rising raw material prices on the world markets.

This recently worried the Kaufering municipal council, which is in the starting blocks for its socio-ecological housing project on Lechfeldwiesen V.

The building permit procedure for the ten planned multi-family houses, planned as timber construction in thick wood construction, is to be initiated soon.

Climate protection costs

Stefan Degle from the architects' office 17A, which was awarded the contract for the best design, sees considerable advantages in a timber construction: “Future-oriented construction is ecological. In addition, wood has been used for construction in the USA since then. However, we have the walls made in triple-glued layers of wood. It's a little thinner than brick, but there are so many options for designing the outer walls. ”Wood made the residents feel at home and a lot of warmth would be created. In addition, the walls would be dry with the first occupancy - in contrast to a solid construction with brick, which would have to dry out for three years, added the architect from Königsbrunn.

The critical voices from the Kaufering municipal council of the planned wood construction did not silence the advertising for the advantages of wood as a building material.

Stefan Degle was able to reassure: "The wood prices went up, but it goes down again."

Gabriele Triebel from the Greens opposed the failure of the ecological housing project for cost reasons: “We know what it is like when the costs skyrocket.

We have decided to build in a future-oriented way, let's pursue that further.

Let's dare to take this step - climate protection costs. ”Mayor Thomas Salzberger (SPD) took the concern about excessive financial burdens on the Kauferinger household seriously.

He had a practical solution ready: "If the costs explode, we can step back from a CO2-neutral building."

Another point of criticism of the 220-meter-long Lechfeldwiesen V residential project has so far been that the new apartments are too close to the Berliner Ring.

With a noise wall along Augsburger Strasse, noise pollution is now to be countered, said Salzberger.

Architect Degle was aware that the start of construction on Lechfeldwiesen V means a change for the Kauferinger: “Where change takes place, fear or skepticism also arises.

This is understandable, because there is now nature in the Lechwiesen and later development will take place.

But it's a good thing - it's about cheap, safe and beautiful housing. "

Lots of open space and park

Degles partner Andreas Matievits placed the special landscape design of the new communal housing project, which is to be realized in 2025, in the foreground: “The access to the Lechauen is permeable, so that there are open views in all directions.

For me, living on Lechwiesen V is an interplay of open space and parks. "

The municipality has calculated that building with wood for the envisaged residential project will be around 10 percent more expensive than previously assumed.

The municipal council voted 15: 9 to take the risk of additional financial burdens.
