There are no "bargains", but the situation is still relatively relaxed: One expert sees the real estate market in the Nuremberg metropolitan region as positive.

Nuremberg - The situation on the German housing market is tense.

Too little land, too few condominiums, too few rental properties.

That drives prices higher and higher.

The metropolitan region is still doing well in comparison, say experts according to

Housing market in Nuremberg: 550,000 to 690,000 euros for a row house

For the construction of a row house in a good residential area in Nuremberg 550,000 to 690,000 euros were due, in Erlangen around 910,000 to 1.6 million euros.

A condominium in Fürth costs between 4,700 and 5,700 euros per square meter, according to the HypoVereinsbank mobile home market report.

Nuremberg: Good building conditions in the metropolitan region

Nonetheless, those willing to build are still in good shape in the metropolitan region, says real estate expert Harry Bermüller.

He is head of the regional branch Bavaria North for private customers and private banking at HypoVereinsbank.

In the city triangle Nuremberg-Fürth-Erlangen there was not yet any speculation.

Building contractors estimated realistic margins, and construction plans were closely aligned with demand.

Construction prices in the metropolitan region may seem high to many, but they are being compensated by the low construction interest rates of around one percent at the moment.

Nuremberg: Those willing to buy are well prepared

Most buyers are well prepared anyway, explains Bermüller.

For example, you are actively looking for energy consultants who are also familiar with the subsidies.

In addition, they would usually bring in an equity ratio of 20 percent, private banking customers up to 40 percent.

The money often comes from parents or grandparents.

Housing market in Nuremberg: speed is required when buying a house

However, looking for a house or apartment is a learning process, says Bermüller.

It is "not the time for bargains." Nowadays you have to be quick when buying.

If you wait too long before making a decision, someone else will get the job.

In a city comparison, Erlangen is the most expensive; a 100 square meter apartment costs 1,600 euros cold here.

In Fürth, the cheapest of the three cities, you pay 13 euros per square meter.
