Some things are under construction, some in the planning stage, but there are also residential construction projects that are dormant.

The one at the James Loeb House in Murnau, for example.

Housing officer Felix Burger (SPD) thinks that the project should "slowly be prioritized again".

Murnau

- Mayor Rolf Beuting (ÖDP / Bürgerforum) spoke of “one of the most complex decisions that we have had in recent years”.

It was in 2017 when the municipal council paved the way for a double solution: a research center in Kemmelpark and residential construction on the James Loeb site.

Neither of these can be seen to this day.

It is not as if nothing happened in Murnau in terms of residential construction.

The municipal project on Längenfeldweg has been completed.

The complex comprises 29 apartments ranging in size from 48 to 90 square meters.

7.2 million euros flowed into the project, with funding available and the Murnau market benefiting from a low-interest loan.

Major project in the north of Murnau

Further living space is currently being built on Adalbert-Stifterstrasse, Lindenthalstrasse and Eichendorffstrasse. There, however, it is not the market town of Murnau that acts as the builder, but Wohnbau Weilheim GmbH. Markt Murnau is a partner.

It is about 42 apartments in six individual houses, two of which could already be occupied in 2020. Further apartments will be handed over at the end of December, with others planned for March 1, 2022 as the move-in date. In addition, seven row houses are targeted on the south side of the complex. “It should start in May,” says Alex Schafferhans, Deputy Managing Director and Head of Tenant Service. Completion is scheduled for 2023. The row houses are freely financed, while the 42 apartments are subsidized by the Bavarian state. Wohnbau Weilheim puts the total cost of the project at around 15 million euros, with the Free State of Bavaria granting almost 6.3 million euros in subsidized loans and a grant of around 890,000 euros. Wohnbau Weilheim acts as a landlord, the municipality suggests tenants for the apartments, which the GmbH then selects.

The project at the James-Loeb-Haus, on the other hand, has come to a standstill.

Some time ago, the local council discussed the suggestions and objections received.

"In view of the existing negative comments, no resolution was passed," says town hall spokeswoman Annika Röttinger.

"The proceedings have been suspended since then."

Residents mobilized against the planned residential development in 2019.

The dimension was too massive for them.

Over 300 signatures were collected in a short time.

The initiator thought out loud about a referendum.

Housing and social affairs officer Felix Burger (SPD) finds it "of course regrettable that nothing is moving forward".

But with projects such as the new daycare center, fire station and other projects that are pending, “the administration and the building department are at their limit”.

However, Burger is of the opinion that the subject of building at the James Loeb House should "slowly be prioritized again".

You have been relatively far.

Burger is in favor of three floors.

"Otherwise you cannot create affordable living space."

Town hall chief Beuting says: “In my opinion, we should make the property available for cooperative housing construction.

In my opinion, this is the right path for Murnau, because living space, especially affordable, is a central issue in our town. "

The project at Bahnhofplatz 3 is meanwhile on its way.

A municipal housing project is to be built there.

In the draft budget for 2022 it is noted with a total cost of 2.5 million euros.

"In coordination with funding agencies, the comparative planning report is currently running as the selection process for the planning contract," says Röttinger.

The implementation should take place in accordance with the draft budget 2022/2024.

Space for young families in Hechendorf

And then there is another project in Hechendorf, which, however, still seems to be in its infancy. To the north of the Aufeld street, Markt Murnau has privately acquired around 12,400 square meters. It was decided in September 2020 to draw up a development plan. The goal: to create “affordable housing for young families in the sense of a kind of local model”. However, the area may not be completely built on. Because around 5400 square meters are mapped as a biotope, it was said last year. Regarding the current status, Röttinger says: "The preparation of the procedure is currently underway, in particular questions about the scope to be included in the planning area and how to deal with the mapped biotope area are being clarified."

The district office has nothing concrete.

The district authority is currently unable to provide more precise information on the biotopes.

"In the Hechendorf Aufeld area there are some smaller meadow areas that are protected as biotopes," explains spokesman Stephan Scharf.

“More details would have to be investigated during the growing season.” Burger hopes that the area “can be used to a large extent”.

Overall, the social officer is realistic: “We are making progress, but there will never be enough living space for Murnau.

We will not be able to solve the general problem. "
