A bike park for children and young people in the Tegernsee valley: this idea was presented to the Gmund municipal council over a year ago.

However, the choice of a suitable location proved difficult and gave rise to lively discussions.

In February 2021, the project seemed to be on the way: The place favored by the specially founded bike crew was a meadow behind the Tegernseer Hof in Finsterwald at the skater area.

The plans failed due to fierce resistance from residents who feared excessive noise.

The idea of ​​using the former soccer field on Kreuzstrasse in cooperation with the Waakirchen community also ultimately fell through.

Bike crew planning on the Oedberg

The solution finally came in July 2021: The building and environmental committee approved a private building application to build a bike park on the Oedberg on a meadow east of the leisure area. It was submitted by landscape architect Maria Haslauer, herself a member of the bike crew. The project is supported by Oedberg GmbH. "Now we are across the local area," stated Mayor Alfons Besel when the topic was on the agenda of the latest meeting of the municipal council.

The initiators imagine an asphalt pumptrack of 900 square meters on the approximately two hectare site, which is currently used as an alternative parking space, as well as a 3,000 square meter carriageway with a water-bound surface and wooden elements on the slope.

In addition, a hut with a terrace is planned.

A small lake with a maximum depth of 70 centimeters with a pebble beach is planned next to it.

With several rows of trees to green the outskirts, the facility is to be visually completed to the east.

Intervention in the landscape worthy of protection

After the placet in Gmund in the summer, the application was forwarded to the district office for further processing, explained Besel.

A meeting with the specialist authorities has now taken place on the project.

The construction department considers a permit to be possible in principle, but has pointed out the necessary change to the zoning plan, which is currently opposed to the project.

Nature conservation is critical of the project.

The reason was that there would be interference in a landscape that is worthy of protection.

The authorities have not made a final statement as to whether the area needs to be cleared or removed from the protected area, explained Besel.

Since the site is also located in the water protection area, the relevant water law requirements should also be observed for this fact.

According to the first assessment of the water management authority, the implementation of the project would be possible, said Besel.

A concrete statement will be obtained.

Campsite is to be expanded

In terms of building law, the bike park could only be approved in the course of a building permit.

But in combination with the expansion of the campsite, which has been in planning for some time, a development plan would have to be drawn up, in which the government of Upper Bavaria, as the highest planning authority, would also have a say.

Finally, the committee approved the proposed resolution to change the zoning plan for the three plots on which the bike park is to be built and to convert them into a special area for leisure and recreation.

Only three council members refused to say yes.
