Wolfratshausen - Real estate prices in the district have skyrocketed in recent years.

This development will continue: "Further price increases are to be expected, especially in the new construction sector," said Helmut Lischewski at the 25th real estate forum of Schneider and Prell Immobilientreuhand AG.

The authorized signatory of the Wolfratshausen-based company named the increased construction costs, delivery bottlenecks and the high raw material and energy costs as reasons for the price increase.

Real estate in the district: Buyers are fighting a bidding battle

Peter Schneider, Managing Director of Immobilientreuhand AG and member of the circle's expert committee, welcomed a good 100 participants to the digital real estate forum. He and Lischewski found that the corona pandemic had almost no impact on the real estate market. The status quo is unchanged: "An even scarcer supply now meets high demand," says Lischewski. According to the district administrator, building land must be designated to take account of the population growth in the Oberland region. However, the state planning law virtually requires the circle to be squared, "because we have to save space," says Niedermaier. Anchored in the law is the goal that "when planning use of open spaces outdoors for settlement and transport purposes (...) a limit to a target size of five hectares per day will be achieved nationwide by 2030 at the latest". Against this background, talks were already underway with the neighboring districts and the local town hall chiefs in order to find suitable areas for which building rights could be created. This will not be done in a rush, but "cautiously", emphasized Niedermaier with reference to the transport infrastructure.The construction of apartment buildings is right at the top of the agenda. Ideally, this could also make it possible for normal wage earners to fulfill their dream of having their own four walls.

Niedermaier is well aware that for many people who only have a low to middle income, it is becoming more and more hopeless to find an affordable rental apartment in the district. "Fortunately" there are the "strong" housing associations in Wolfratshausen, Geretsried and in Isarwinkel, who are creating more living space through renovation measures, increasing their existing properties or building new buildings and charging moderate rents for them. In this context, the district administrator renewed his appeal to the companies in the district to invest in the construction of apartments. Not least with a view to our own employees - and those who will be needed in the region in the future. According to a current company survey in the Bad Tölz-Wolfratshausen district, that will be 1,000 women and men in the next twelve months.

District Administrator: Citizens' initiatives should question themselves critically

The cities and municipalities must - within the scope of their legally permissible possibilities - provide entrepreneurs with advice and assistance in the construction of houses, said Niedermaier.

And: Citizens' initiatives that urged the building law to be restricted should question themselves very critically.

As an example, Niedermaier cited the planned senior citizens' monastery in the Ambach district of Münsingen, which the Kuratorium Wohnen im Alter (KWA) intends to build.

An initiative led by the prominent author Anatol Regnier protested against what, in their opinion, the project was too big.

As reported, the local council accepted the referendum, the senior citizen monastery may not take up more space than the former Wiedemann clinic, the ruins of which are on the site.

At the real estate forum, Niedermaier did not fail to mention that the district is one of the 16 pilot districts in the Free State in which building applications can be submitted digitally.
