Geretsried - The state-owned housing association BayernHeim is involved in the "Living on Banater Straße" project.

The Bavarian State Ministry for Housing, Building and Transport announced on Monday that the purchase contract had been signed.

The Wolfratshauser Krämmel Group is planning a new quarter with a total of 770 apartments including a day-care center, boarding house and commercial units on the former Lorenz site.

The project is to be implemented in several construction phases.

BayernHeim is participating in the buildings in the northern third of the 4.7 hectare property.

Affordable housing: BayernHeim is building 198 apartments in Geretsried

On their behalf, Krämmel is building 198 apartments with a total living space of over 12,600 square meters, a common room and four smaller commercial units. The barrier-free apartments in different sizes are suitable for families as well as for senior households and for people with disabilities. They should be available to low-income households. "We are pulling out all the stops to make affordable and attractive living space available everywhere," said Building Minister Kerstin Schreyer.

The Free State founded BayernHeim in 2018. Their goal is to have 10,000 apartments possible by 2025. These are to be built at locations in Bavaria where the available housing supply is insufficient. 159 of the 198 BayernHeim apartments in Geretsried receive income-oriented funding. This means that they are given to people to whom the district office grants a housing entitlement certificate. “The income limit is relatively high,” explains Managing Director Korbinian Krämmel. Many would not even know that this would be an option for them. The remaining 39 are privately financed rental apartments, to which locals have an initial right of access according to the “Geretsried model”. This also applies to the 140 condominiums that Krämmel is also building in the first construction phase. Sales start next year.The move-in date for the apartments should be 2025.

The local building cooperative had already declared in 2018 that it would not be able to cope with the project with a view to the new building on Egerlandstrasse and the replacement apartments on Siebenbürger Strasse.

When looking for a long-term partner, BayernHeim was able to offer a “serious perspective”, explains Krämmel.

"We want to make affordable living space available in the long term," said the managing director.

He is happy to have found someone in BayernHeim who is pursuing the project goal.

In the end, 30 percent of the 770 apartments are to be subsidized and privately financed rental apartments and 40 percent are condominiums.

Investors for the other construction phases have not yet been an issue, said Krämmel.
