The site of the former MD paper factory in Dachau is being prepared step by step for the development of a new quarter in the middle of the city.

Now the permits from the District Office for the construction of the Mühlbach provisional and the excavation permit for the Mayersche Terraces on the north side of the site are available.

It is the last work before the start of building construction. For the subsequent phase, however, a legally binding development plan is still required, which the City of Dachau is working on in cooperation with the Isaria project development company and the property owner Deutsche Wohnen.


“In the last few weeks we had to remove the foundations of the former sewage treatment plant on the Mayer Terraces as part of the soil renovation. The fragments are recycled directly on the site and prepared for reuse, ”says Isaria project manager Michael Gerstner. He adds, “The foundation removal process was very noisy. The worst is over, thank God. The work that entails the excavation permit is far less noisy. ”With the excavation permit, the topsoil can be removed, cleaned and rehabilitated. The site is then cleared of all contaminated sites and ready for new development. Excavation will begin next year and is expected to be completed by the end of the year.


Another milestone is the approval for the construction of the Mühlbach provisional. The Mühlbach will be diverted to a new provisional river bed next spring. The measure is necessary so that the superstructure of the previously underground Mühlbach can be dismantled and the original river bed can be cleaned and rehabilitated. At the beginning of the new year, a gravel bed will be built as a temporary river, into which the Mühlbach will be diverted during the renovation work.


In the future, the Mühlbach will run back to the surface and with its promenades will become a valuable local recreation area.

“The reclamation of the Mühlbach is also important for us from an ecological point of view.

The cooling of urban spaces through open water surfaces, the eventual widening of the river bed and the integration into generous green spaces require intelligent urban development concepts, which we are working on at full speed ”, says the managing director of Isaria David Christmann.

“Together with the city of Dachau, we are planning sustainable structures in order to fully exploit the future potential of the new quarter.

We are well on the way here, ”adds Christmann.
