The paint manufacturer WB Coatings would like to concentrate on research and development at its Schliersee site.

Instead of the factory halls, new living space could be created.

Schliersee - For the area of WB Coatings - better known as Warnecke and Böhm - the municipality of Schliersee is to draw up a development plan to determine whether and in what form residential development is possible there. The members of the Schliersee building committee recently unanimously agreed on this recommendation to the municipal council after a corresponding motion. The desire to create living space on the company premises at Breitenbach is not new - but it is now flaring up again.

Schliersee's mayor Franz Schnitzenbaumer (CSU) said in the committee meeting: "It has already become apparent that Warnecke and Böhm want to reduce or outsource their production in Schliersee." A few years ago, the paint and varnish manufacturer asked for three To build multi-family houses instead of the garages on the south side of the site.

This was rejected by the building committee at the time - due to a lack of an overall concept.

From the mayor's point of view, the overall concept would make sense

From the point of view of the mayor, however, it would make sense for Warnecke and Böhm to present an overall concept, especially for a possible residential development.

On the basis of this, the area can then be planned over with a development plan.

The should clarify, for example, what would be possible at all in terms of building law.

Because: "The area is floodplain, and in the peripheral location it is in the landscape protection area." A possible development must therefore be worked out precisely.

When asked by our newspaper, Schnitzenbaumer added that the development of the area had been a topic of conversation for two years.

“The managing director is considering orienting the Schliersee location more towards research and development.” Therefore, the large halls will no longer be needed in the future.

Does this mean that jobs will be cut at Warnecke and Böhm?

No, says Marcus Preußner, Managing Director of Warnecke und Böhm, when asked: “No redundancies are planned for operational reasons.” On the contrary: The company can look back on a successful business year.

"And the way we are now positioned, we will go into the next year", promises Preussner.

However, only the shareholders can comment on the plans for any residential development.

But he can only be reached again in the new year.

However, Schnitzenbaumer does not name the earliest possible date for a development plan until December 2022. In the short term, nothing will change in the current state of affairs.

The municipal council is supposed to draw up a development plan

Until then, according to the building authority director Birgit Kienast, the municipal council has to clarify whether a mixed area or even a purely residential area should be created between the former Fichtner woodworks - on whose premises apartments have already been built - and the premises of Warnecke and Böhm. Because: According to the zoning plan, the entire area on the Breitenbach had long been a purely industrial area. “That gave rise to problems in the 1970s because of emissions and the adjacent residential development,” explains Kienast. When the woodworks area was then built on with apartments, the plan arose to define the space between Warnecke and Böhm as a mixed area. This plan may now be unnecessary. However, this will only be clarified by the development plan, which is to be drawn up by the administration and the municipal council in the next year.A prognosis of what the area will look like in the future is therefore not yet possible.

Nonetheless, the building committee in its meeting seemed to be fundamentally open to the project.

Gerhard Waas (Greens) said: "We would probably not be sad if the heavy goods vehicle traffic ceased." Waas said that there would be no paint factory next to the lake anyway.

Jürgen Höltschl (CSU) would like to have a playground on the site in the case of residential development.
