If you tackle too much at the same time, you won't get very far in the end.

That is why Mittenwald's mayor has formulated a clear goal for this year: It is better to tackle fewer projects but implement them safely.

The most important ones picked out:

Area on Bahnhofstrasse

The market town of Mittenwald has received quite a few letters. Numerous companies and private individuals hit the keys, formulated and presented a wide variety of ideas. “We have collected a lot,” says Corongiu. They were all concerned with the same question: What will happen to the controversial area between the town hall and the train station in Mittenwald?

The area for the planned aja hotel project on Bahnhofstrasse is still fallow. As is known, the plans failed because of the will of the people - 57 percent voted against the ambitious project of the German shipping company with a high turnout in the referendum. After it became known, the administration received suggestions from people from near and far. Which are feasible or not is now of secondary importance for Corongiu. Because the failed project was a lesson to him. “We can only decide together with the citizens what should happen to the area. The long history has shown that. ”In his opinion, extensive public participation is needed, which an external moderator could possibly support.

The problem: It is still not entirely clear what exactly caused the project to fail.

Was it the size?

Or is it more the price of land, which many opponents considered far too low?

Or do the people of Mittenwald not even want anything touristy to be created on the site?

He and his local council want to clarify these questions next year.

“We can then derive an order from this.” But first you have to know which argument on the other side carried the most weight.

Because one thing is clear to him and every citizen must be clear: "We cannot afford to get a project like this again."

Former StoV site

The municipal council has now drawn up the usage concept. The scaffolding, which one would like to realize on the former site of the site administration of the Bundeswehr (StoV) on the Tiefkarstrasse, is in place. Corongiu cannot reveal too much yet. But: The plans always include residential development and areas for non-disruptive business. “But it won't be a concrete desert,” Corongiu assures. "More like a green lung."

As is well known, the municipality has long wanted to acquire the area from the Federal Agency for Real Estate Tasks, or BImA for short.

With the submission of the concept, the committee has taken the next step.

But clarification is needed before the big deal can be reached.

Because only when it is clear what is to be implemented on the site in detail can it be said what the financial impact of the disposal of the partially polluted soil will be.

“A residential development has different requirements than a trade,” explains Corongiu.

There might even be a price reduction for the municipality.

Municipal housing

In the spring, the administration would like to push ahead with measures for affordable housing.

With the municipal housing subsidy program, the Free State supports the municipalities with a cost subsidy of 30 percent if they want to build their own rental apartments.

The Mittenwald store would only have to raise a ten percent share.

The rest is paid for with low-cost loans - in some cases even free of charge if the repayment term only lasts 20 years, for example.

There are also other discounts if the municipality builds on municipality-owned land.

And the administration has already identified an area in the local area, says the mayor.

He doesn't reveal where yet.

Local model

Mittenwald continues to grow north.

Some residents have already contacted Corongiu, who own land north of the Lower Rain.

“You want to make building land out of it.” There have already been initial discussions with owners.

It is well known that the community also has a piece of land where the so-called barracks used to stand.

Here the municipality is targeting a local model.

But there are still a few things to clarify, such as the initial development of the road and the approach from the north coming from the Karwendel barracks.

For the latter, she would have to negotiate again with the BImA.

“I cannot imagine that the road from the Unteren Rain is sufficient as a residential stretch,” says Corongiu.

Legal dispute with Karwendelbahn

Even the most annoying topic of the market community will have to be continued this year for better or for worse: the legal dispute with the Karwendelbahn management.

But Corongiu can at least report something positive: The court costs could be halved this year "because we have implemented a change of strategy".

Particularly in civil law suits, they have withdrawn a little.

"We weigh a lot more." But little is added, he assures.

New gymnasium building

The key issues paper is ready.

In the coming year, the municipality wants to make nails in the negotiations with the gymnastics and sports club regarding the future of the venerable TSV hall on Klammstrasse.

"So far we have had verbal agreements," says the mayor.

But the contract should finally be signed in 2022.

Meanwhile, the plans for the new building of the 2.5-fold gym on the school grounds are well known on the home straight.

"We are on the right track," says Corongiu.

Even if the construction costs have meanwhile increased.
