The Tel Aviv District Planning and Construction Committee, headed by architect Daniela Posek, has decided to approve the master plan for Kiryat Ono.
The plan outlines a planning framework for the city's development that is expected to double its population, and includes an addition of about 5,500 housing units (in new construction and urban renewal) that will address about 80,000 residents by 2040. The plan is funded by the Planning Authority and jointly led by the local authority and the Tel Aviv Planning Bureau. .
According to the plan, the area of the city will increase by about 800 dunams, at the expense of the compound where the Tel Hashomer camp is currently located, which will move south.
In the camp areas, there are approved plans that are expected to add about 4,300 housing units to the city.
Further development is planned in the northwestern part of the city that includes the construction of a new neighborhood which is under construction.
In addition, the plan includes additional building rights around the metro stations planned under 3M as well as an increase in employment and commercial areas in areas bordering the purple line of the light rail and metro.
In terms of employment, the plan proposes an increase in the employment areas bordering the purple line of the light rail and near the metro station in favor of strengthening the economic base of the city.
In these employment areas, it will be possible to allocate a quarter of the building rights for the use of "inclusive housing" and for affordable housing.
Along with the development of new neighborhoods, the city of Kiryat Ono is leading urban renewal through the evacuation of construction and TMA 38, as part of which the city's main street is being renewed - Levy Eshkol Street, which crosses it from north to south.
The master plan strengthens the development processes of the street, while emphasizing the mix of its uses and the quality of the public space.
As part of the plan, an extension of the trade routes is proposed in the direction of King Solomon Street and in the direction of Lod Road (Route 461).
Also, alongside the planned development in the city center and in the new neighborhoods, the master plan proposes preserving the core of the old city and construction complexes and values worthy of preservation.
In its decision, the district committee emphasized the housing mix proposed around the metro stations planned under 3M and determined that additional rights would be conditional on the addition of "inclusive housing" in accordance with the policy of the Committee for Development along Transit Axes (passenger-intensive transportation system). Housing with a maximum size of 65 m2, affordable housing, sheltered housing and student dormitories. As part of the decision, it was determined that plans near the purple line of the RKL or near metro stations will be required to allocate at least 50% of "inclusive housing" within their framework.
