- The settlement pressure with skyrocketing rents and land prices is also increasingly noticeable in the municipality of Fahrenzhausen.

Now the municipal council has reacted: Against the vote of Mayor Heinrich Stadlbauer, the building land model was decided, in which the municipality can buy 50 percent of the property before drawing up new development plans.

The system provides that the municipality may buy 50 percent of the area at the market price before drawing up a development plan in order to be able to achieve the urban development goals of the planning.

The plots are then to be resold to other citizens in a local model.

There are hardly any such statutes in the Freising district, but Fahrenzhausen has taken an example from some municipalities in the Dachau district.

The building land model offers a special passage with the retention of areas for one's own family.

The property owner can reserve a gross area of ​​600 square meters for himself and each of his children.

In these cases, the property owner's personal needs are covered by a self-use agreement.

It is not used indoors

The Fahrenzhausen building land model is not used in the interior of localities or in the areas of already valid development plans.

The first areas of application are the potential living spaces that are noted in the zoning plan.

Here, with the drawing up of development plans, the building rights have to be created.

The municipal council had already dealt with the building land model in a non-public manner for a long time and finally adopted the guideline with 13: 3 votes in the public meeting.

This time there were no more controversial discussions.

Only Mayor Heinrich Stadlbauer, who was one of three voting against the model, made his point of view clear.

He said there were legal concerns about parts of the directive.

Therefore, he will have the four-page paper checked by experts.

The majority of the local councils, who voted for the model, took note of this calmly.

The proponents rely on the fact that not far away communities in the neighboring district of Dachau did not have any legal difficulties, but that they have had good experiences with the procedure.
