Otterfing

- In the east of Holzham, a young farmer has big plans.

A horse farm is relocating, but only a few hundred meters outside.

The old courtyard should make room for residential developments that will finance the new courtyard.

The municipality of Otterfing is trying to arrange the residential buildings in a pleasing manner.

Around 20 apartments are expected.

A pile of dung helped put an idea that had been ripening into practice for a long time. The heap has always been between two old, neighboring farms in the Holzham district of Otterfing. The young farmer Thomas Pfandzelt runs a horse farm in one of the farms; the other courtyard is now occupied by a dentist who "no longer wants the dung heap in front of the house," as Pfandzelt reports. He can understand that. Because hardly any other place on the old farmyard is suitable for the dung heap and because it has become tight at all, Pfandzelt has decided to make the big hit. He wants to move out.

A year ago, the Otterfinger municipal council first publicly discussed the plans, and the farmer presented his plans.

Now the facts are becoming more concrete.

The most recent meeting of the building committee dealt with the question of how the successor buildings on the old courtyard and the future living areas of the then relocated company can be positioned.

Building committee advises plans for new residential developments

As the building authority manager Hubert Zellner explained, the architect Gerhard Zach presented the first drafts.

A large, 36-meter-long replacement building is planned for the old courtyard, which will roughly take up the cubature of the previous building and offer space for up to 15 apartments.

Two semi-detached houses are also to be built between the main building and the street.

"From my point of view, the structure with the semi-detached houses is not ideal," explained Zellner;

he suggested placing a second, larger building at right angles to the main building and along the street instead.

"It would be an attempt to take up the original structure of the farm."

Ulrike Stockmeier (FLO) could not understand that: “It will soon no longer be a farm.

Instead of the second bolt on the street, I would prefer the semi-detached houses. ”A 7-2 majority in the committee saw it the same way.

In view of the massive residential use, an underground car park is necessary, according to Zellner.

The committee advised the architect that it would be better to accommodate a little fewer and larger than actually 15 units in the main building

The residential building assigned to the Aussiedlerhof is also moving further towards the interior than originally planned - and thus closer to the future residential development on the old courtyard.

According to Zellner, there will be a main apartment, a main apartment and five holiday apartments.

"The house should also slide in further for immission control reasons," said Zellner.

Farmer already has several interested parties at hand

The new company buildings of the horse farm are grouped on a meadow between the outskirts and the railway line.

A horse stable, mountain hall, riding hall, horse walker and riding arena are planned.

According to initial plans, it should be a mixture of open stables and boxes for around 40 horses.

In order to finance the project, Pfandzelt wants to sell the old farm, together with the building rights that were then certified, to an investor.

He already has interested parties, including those from Otterfing, at hand, explained the farmer.
