Opportunity to own residential property: Rottach-Egern plans development in Haslau - a plea for rental apartments

Affordable living space or affordable residential property are in short supply in Rottach-Egern.

The local council has been considering building a community house in Haslau since June.

The area that the municipal council has in mind for this is 5400 square meters. There are currently two parish halls on it (Haslau 26 and 27), in the western area there are parking spaces for vehicles. Because the current tenants have to be re-housed, the municipality wants to build a communal apartment building in the west of the property so that the rest of the property would be available for a local program after the two existing houses are demolished. There would be space, for example, for three semi-detached houses, two single-family houses and one multi-family house. So much for the idea.

"That is not the final plan," said Mayor Christian Köck (CSU) now in the local council and pointed to the plans.

It is likely that a development plan will also have to be drawn up for the local model.

It will take some time before planning is ready.

In view of the pressure on the housing market, he asked the citizens not to storm the town hall with their applications for the local residents project.

He anticipates that the application phase will not begin until the second half of 2023.

“Everything has to be prepared.

It doesn't work at the same time, just step by step, ”Köck clarified.

The exact schedule has yet to be worked out in the local council.

Construction could start in spring 2023

The administration also presented a rough schedule according to which the parish hall will only be planned in the course of this year and the tenders will take place so that construction can start in spring 2023. After all: the first step for the large-scale project had now been taken in the municipal council with the decision of principle.

But it did not fall unanimously. Third Mayor Gabriele Schultes-Jaskolla and her parliamentary group colleague Andreas Erlacher from the Free Voters were in principle in favor of creating new living space. But they would rather see more affordable rental housing than property in the said place. “The concept,” said Schultes-Jaskolla, pointing to the plans, “I consider the second best solution at most.” Rottach still needs more affordable living space for around 8.50 euros per square meter. The land in Haslau would be an ideal place for rental apartments, which on top of that would also be subsidized by the state and could be realized more quickly than the living space on the small plots. When weighing up rental apartments and the creation of residential property, she would want to give priority to the construction of rental apartments.

Mayor Köck showed understanding: “You are right. The need for affordable housing is increasing. And with further rental houses - possibly also in the context of cooperative building or through municipal companies, as other valley communities have done - many people and not just individuals could be made happy. But it is also important to us that locals can create their own home. ”That was also an issue in the previous election, and he now wants to keep this promise. Many professional groups could not even afford to own home outside of a local model. In addition, Köck advocated a structural mix of tenement houses and property based on heritable building rights. "I think we will have to put on even more local programs," predicted the mayor."Buying property on the open market is just getting harder and harder."
