The new middle school in Holzkirchen could start operations in the school year 2025/2026.

The winner of the planning competition for the new building has now presented the preliminary design to the Holzkirchen municipal council.

Holzkirchen - According to Ludwig Karl from the Karlundp architects' office, the competition plans have largely been preserved. However, there were significant increases in costs. As things stand at present, the market town has to raise around 37 million euros for the new building. In October 2021, she had assumed around 23 million euros. According to Karl, the reason for the cost increase by more than half is primarily due to the construction prices, which have increased by around 17 percent compared to 2019.

As reported, the plans for the middle school provide for a tripartite schoolhouse. The central, four-story building includes an atrium through which the central area can be illuminated and used as a green classroom. There are two canteens on the ground floor, in which the middle school students as well as the students from the neighboring elementary school can eat. A roof terrace in the second, eastern part of the building is barrier-free via the first floor. “The opportunity to go outside was praised in the competition,” said Karl proudly. The third part of the building to the west has two floors and houses the administration wing of the school. The roof will be greened and equipped with photovoltaic systems.

The facade consists of wood and aluminum elements.

These have the advantage that they can be prefabricated.

Ludwig Schegk, a landscape architect and co-winner of the planning competition, highlighted the central playground in the southern area of the property.

The students could let off steam in a climbing area, while the roof terrace area "invites you to chill out".

There are bicycle parking spaces mainly in the north-western area.

While only half of the parking spaces were initially planned to be covered, all 220 parking spaces are now to be covered.

This was the wish of the Holzkirchen community commissioner for foot and cycle paths, and it became clear in the community council meeting.

According to Karl's schedule, the building application could be submitted in the summer of this year, and construction work would then start in spring 2023.

One possible hurdle, however, is the height of the building, as Karl’s remarks made clear. Preliminary talks with the Miesbach District Office had shown that the new building could take place in accordance with Article 34 of the Building Code and thus without a separate development plan. The prerequisite, however, is that the schoolhouse is no higher than 17 meters. At the moment you are a bit above this limit, but you can still save, Karl emphasized. There is potential, for example, in the arrangement of the ventilation system, as the architect explained when Martina Schweighöfer (CSU) asked.

The council members signaled their approval of the plans across all political groups. Simon Ammer (SPD) wanted to know whether the atrium was not taking up space that could be better used. That would be possible, said architect Karl, but it wouldn't take up much space. Josef Maier (Greens) asked about fire protection. There is one more concept to come, said Schegk. Karl added that the fire brigade could easily get into the building via the stairwell. Torsten Hensel (FWG) referred to the additional costs, but said that you get added value for it. Like Anita Gritschneder (Greens), Hensel praised the participation of the community representatives and the users of the future school. Sebastian Franz (CSU) called the planning "pleasing" and assured that they would bear the high costs.

The municipal councils accepted the preliminary draft plan without dissenting votes and paved the way for the next steps.

These now provide for the design and approval planning.

A good sign for Ludwig Karl's schedule.
