Penzberg - A new building area is planned on Franz-Marc-Weg in Penzberg.

But there is a lot of criticism from the neighborhood.

Now there should be a citizen information.

Housing is scarce in the Oberland, especially in Penzberg.

A new building area would take the pressure off the boiler in the city.

Administration and city politics have targeted the Franz-Marc-Weg some time ago.

It is a hidden, idyllic place, from the existing residential development in the direction of Flohbühlweg - lined on both sides by an ascending slope.

As early as May 2015, the then city council decided to draw up a corresponding development plan and to change the zoning plan for it.

In April 2016, after early public participation, the local parliament approved the preliminary draft of the development plan.

Numerous objections

Then, however, nothing more happened for the time being, the city council only made the actual installation decision in June 2020.

Last year, the plans were again available to the public from April to May.

In the December construction committee, the plan was now on the table again.

Conclusion of the public display: While there were no fundamental concerns about the project from the authorities or public bodies, there were numerous objections from residents.

Concern for protection against floods

The range of criticism ranged from the lack of sidewalks and the need for a traffic-calmed zone to concerns about shading from the new residential buildings.

Given the hillside location in the area, problems with rainwater disposal and flood protection are particularly feared.

The number of planned parking spaces would also not be sufficient, according to property owners.

It was also complained that "at the expense of the existing and new residents" only the profit maximization for landowners and investors was in the foreground.

The necessary changes in the terrain level are also viewed critically, as the building area ultimately does not blend in harmoniously with its surroundings.

Construction committee slows down

In view of the long list of objections, the building committee unanimously stepped on the brakes.

The further procedure did not go on to the city council, which ultimately has to decide on the development plan and land use plan.

Instead, the administration wants to hold a “public talk” first, as Penzberg's town hall chief Stefan Korpan (CSU) announced.

Korpan referred to a similar event in the course of the procedure for the new quarter on the Edeka site (Rundschau reported).

The building management is also thinking of an on-site meeting: "You should meet with the residents," said building authority employee Günter Fuchs in the committee meeting.

Postponed unanimously

There was no contradiction to the approach from the ranks of the city councils in the building committee.

"If that was six years, it is not the greatest urgency," said Sebastian Fügener (Greens) with a view to the long waiting time for the development plan.

In the end it was unanimous: First there is a citizen information, probably in the town hall.

After that, the project should go back to the building committee - including the potential plan changes on Franz-Marc-Weg.
